SUBJECT: "On Hold" Notice
Project Tiger – Food Processing Facility Change of Use / LUA20-000213 ECF, MOD
Dear Mr. Kirk:
The Planning Division of the City of Renton accepted the above master application for review on
September 21, 2020. During our review, it has been determined that additional information is required
before we can complete our review.
The following will need to be corrected and applicable revised plans and reports shall be submitted before
January 2, 2021 so that we may continue the review of the above subject application:
1. Please provide an updated Traffic Impact Analysis for the proposed food manufacturing use,
according to our calculations, food manufacturing would generate an addition 44 trips over the
previous warehouse use. Projects that result in an additional 20 am or pm peak hour trips require
a Traffic Impact Analysis.
2. Based on the proposal to convert 71,764 square feet of warehouse use to food manufacturing,
the proposed project would require an increase in required parking spaces from 120 spaces to
144 spaces and an increase in bicycle parking from 12 to 14. According to the approved site plan,
a total of 139 parking spaces have been provided on the project site with 12 bicycle parking
spaces. A twenty five percent (25%) reduction or increase from the minimum or maximum
number of parking spaces may be granted for nonresidential uses through site plan review if the
applicant can justify the modification to the satisfaction of the Administrator. Justification might
include, but is not limited to, quantitative information such as sales receipts, documentation of
customer frequency, and parking standards of nearby cities. Please previse the plans to comply
with the minimum parking requirements or submit a modification request.
3. In manufacturing and other nonresidential developments, a minimum of three (3) square feet per
every one thousand (1,000) square feet of building gross floor area shall be provided for
recyclables deposit areas and a minimum of six (6) square feet per one thousand (1,000) square
feet of building gross floor area shall be provided for refuse deposit areas. A total minimum area
of one hundred (100) square feet shall be provided for recycling and refuse deposit areas. Please
demonstrate compliance with these requirements.

Once the applicant has reviewed the above comments and amended necessary plan sets and studies to
bring the project closer to compliance with Renton Municipal Code, the applicant shall submit electronic
copies of the any modified plan sheets and studies in compliance with the City’s electronic plan review
standards. Any documents submitted to the City electronically will not be considered “received” until
staff has reviewed the submitted information and has determined that the submitted materials are
complete.
At this time, your project has been placed “on hold” pending receipt of the requested information. The
originally scheduled meeting with the Environmental Review Committee on October 19, 2020 has been
cancelled and will be rescheduled once the requested items have been submitted. Please contact me at
