HomeMy WebLinkAboutApplicant Response to Reconsideration RequestOctober 8, 2020 Mr. Phil Olbrechts Hearing Examiner City of Renton 1055 South Grady Way Renton, WA 98057 Re: Applicant Response to Request for Reconsideration CORE Project No. 18054 File LUA19-000223, PUD, PP, VA-H; Canopy PUD/Preliminary Plat 4196 Lincoln Ave NE, Renton, WA 98033 Dear Mr. Hearing Examiner: In response to the City of Renton’s request for reconsideration regarding the front yard setback of lots 48-55 our team has worked diligently to come up with a solution. The Canopy property is unique and the product that has been designed to mitigate the individuality should be recognized for its innovation. A great deal of effort and work has been done, including architectural and structural design of the buildings all of which were based off the requested setbacks that were shown and called out through the design process. We appreciate the Hearing Examiner recognizing these efforts as well as the extensive benefits the design offered by granting of our requested setback reduction. In light of the request for reconsideration, we have reached out to the city to find a common ground. In discussions with city staff we requested a reduced planter strip in this area to mitigate the difference in the 12- foot setback that was granted versus the 15-foot setback requested in the reconsideration. This was denied by the city but countered with a compromise of the following; Lots 49, 51 and 52 are allowed the granted 12-foot setback while lots 48, 50, 53, 54 and 55 shall maintain the requested 15-foot setback. While this puts undue stress, redesign, and cost on the applicant we do accept the revised front yard setback as previously stated only if all other conditions of approval remain as granted.
