HomeMy WebLinkAboutC_Request for Standard Extension_201201 December 1, 2020 Don Dawes Barghausen Consulting Engineers, Inc. 18215 72nd Ave S Kent, WA 98032 SUBJECT: Request for Standard Extension PR17-000211, Dalpay Short Plat (LUA17-000234, ECF, SHPL-A, MOD, MOD) Dear Mr. Dawes: This office has reviewed your request (June 5, 2020) to extend an approved short plat (File No. LUA17-000234) for a period of one (1) year. The preliminary Dalpay Short Plat, located at 18XX Redmond Pl NE (Parcel No. 0423059032), was approved on June 8, 2018 and was valid for two (2) years. On April 20, 2020 the Renton City Council adopted an ordinance (Ordinance no. 5968) that temporarily extended the validity of certain permits by a period of six (6) months due to on-going construction challenges created by the COVID-19 outbreak. Pursuant to RMC 4-7-070M, the municipal code allows the original approving body to issue a single extension of up to one (1) year to an applicant who files a written request with the Administrator at least thirty (30) days before the expiration of preliminary short plat approval, provided the Administrator finds that the applicant has obtained issuance of a construction permit and has made sustained progress towards final construction, engineering, and surveying necessary to record a final plat. Your request meets requirements of Renton Municipal Code and qualifies for a one-time extension of one year, as an extension request was submitted more than 30 days prior to the expiration of the preliminary short plat approval, the Construction Permit has been issued and the applicant has made sustained progress towards final construction necessary for the recording of the final short plat. Therefore, your one (1) year short plat extension request is approved. The one (1) year extension shall be measured using the expiration date of the preliminary short plat approval after issuance of the temporary six (6) month extension (December 8, 2020) in order to ensure consistency with the extensions granted to other projects under the emergency ordinance. Please note that all construction must be completed or deferred and the final plat recorded in accordance with City Code prior to the last day of the extension period (December 8, 2021). In addition, please note that no additional extensions will be granted.
