ORDINANCENO.6000facilities,whichmaybelocatedonthegroundfloorprovidedthatwhereadjacenttopublicsidewalkstructuredparkingfacilitiesshallbesetbackaminimumoftenfeet(10’)fromtheright-of-way,unlessadequatelyscreenedtothesatisfactionoftheAdministrator.6.Specifiedresidentialuse(s)arenotallowedwithinonethousandfeet(1,000’)ofthecenterlineofRentonMunicipalAirportrunway.AttacheddwellingsarenotpermittedintheCAorCNZonewithintheBenson,CedarRiver,lalbot,orValleyCommunityPlanningAreas.Wherenotprohibited,attacheddwellingunitsarepermittedsubjecttothefollowingconditionsandstandardsinadditiontoRMC4-4-150,ResidentialMixedUseDevelopmentStandards:a.StandaloneResidential—WhereAllowed:Standaloneresidentialbuildingsarepermitted:i.IntheCDZoneoutsideoftheDowntownBusinessDistrict,providedresidentialamenityspaceand/orlobbyspaceisprovidedonthegroundflooralongthestreetfrontage,whichshallbeatleasttwentyfeet(20’)wideandatleastfiftypercent(50%)ofthefaçadewidthforfacadeslessthansixtyfeet(60’)wide,oraminimumofthirtyfeet(30’)wideforfacadesgreaterthansixtyfeet(60’)wide.(Widthsshallbemeasuredalongthebuildingfaçade.)Thegroundfloorshallhaveafloor-to-ceilingheightoftwelvefeet(12’).Wherelocatedonthegroundfloorandwithintenfeet(10’)ofpublicsidewalk,thefloorsofattacheddwellingsshallbeatleasttwofeet(2’)elevatedabovethegradeofthesidewalk.2
