The city comments in Italics with a detailed response below in bold are indicated below. GRADING/UTILITY/DRAINAGE PLAN & PROFILE 1. Our legal team is reviewing the sidewalk easement. Will update you as soon as I know more. Revisions per the City of Renton legal team have been made to the sidewalk easement and a copy is included with this submittal. 2. Please provide a copy of the drainage covenant for the flow control BMPs (infiltration, amended soils, permeable pavement, etc). This has been noted and a copy of the drainage covenant will be provided. HUYNH SHORT PLAT SHEET 1 OF 2 1. 20-0643. The permit number has been added to both sheets as requested. 2. Include scale. The scale has been added as requested. 3. Add the following: Private shared access tract (utility and emergency access easement required over tract) Tract “A” is a private shared access tract for the benefit of Lots [1, 2, and 3] which adjoin said tract and obtain their access to the public roads over said tract and is conveyed to said lots’ owners as follows: Lots [1, 2, and 3] include and equal and undivided ownership interest in said tract for shared access purposes. Owners of said lots shall be equally responsible for the City of Renton 2007 Union Ave SE – Huynh Final Short Plat January 14, 2021 Page | 2 maintenance, repair and replacement of the tract and any improvements contained therein, with the exception of those utilities owned and maintained by utility providers as listed in easement provisions. Parking is prohibited within said tract, and it must remain clear of any obstructions. Tract “A” is subject to easement provisions. This note has been added as requested. 4. Tract “A.” This has been revised as requested. 5. Add the following: Public Access Easement 1. An easement is hereby granted to Renton Regional Fire Authority, over and across Tract “A” for the purposes of emergency access. 2. An easement is hereby granted to the City of Renton, a municipal corporation, over, under, and across Tract “A” for the purposes of utility and emergency access. This note has been added as requested. 6. Add the following and please provide a copy of the drainage covenant for the flow control BMPs (infiltration, amended soils, permeable pavement, etc: DECLARATION OF COVENANT SHORT PLAT DECLARATION OF COVENANT The owner of the land embraced within this short plat, in return for the benefits to accrue from this short plat, by signing hereon covenants and agrees to convey the beneficial interest in the new easements on this short plat to any and all future purchases of the lots, or of any subdivision thereof. The covenant shall run with the land as shown on this short plat. This note has been added as requested. A copy of the drainage covenant will be provided. 7. Include City of Renton. This note has been revised to include the City of Renton as requested. 8. Add the following: TRACT NOTES A ‘Tract’ is land reserved for specified uses, including, but not limited to reserve tracts, recreation, open space, critical areas, surface water facilities and Best Management Practices (BMPs), utility facilities and access. Tracts are not considered building sites for the purposes of residential dwelling. The owners of Lots 1, 2, and 3 shall have an equal and undivided interest in and responsibility for maintenance of the private tracts unless otherwise noted. Theis note has been added as requested. 9. Sign and date. A signature and date have been provided in the Surveyor’s Certificate as requested. Add addresses: Lot 1 - 2011 Union Ave N Lot 2 - 2007 Union Ave N Lot 3 - 2003 Union Ave N The addresses have been added as requested. REET Revisions have been made. A revised copy is included with the submittal for final approval. Once approved we’ll get signatures and provide a copy for recording. ROW DEED OF DEDICATION No changes to this document.
