for new construction located at parcel # 3664500185
We are requesting a modification to the code due to this modification being requested by the City of
Renton per the Roadway Drainage Review response.
A. Substantially implements the policy direction of the policies and objectives of the
Comprehensive Plan Land Use Element and the Community Design Element and the proposed
modification is the minimum adjustment necessary to implement these policies and objectives;
If granted the modification keeps with community growth to give access for road improvements
and based on existing right‐of‐way widths does meet the minimum requirement needed for
future growth.
B. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering judgment;
The modification will allow for construction of infrastructure per city standards.
C. Will not be injurious to other property(ies) in the vicinity; This modification, as a land dedication,
only affects the west edge of the property abutting public right of way and will not infringe on
any use of the adjacent properties.
D. Conforms to the intent and purpose of the Code; No modification to building code is being
sought, only to allow future street frontage improvements.
E. Can be shown to be justified and required for the use and situation intended; As no other
frontage improvements exist along this section of 156th Ave SE the modification to allow a fee‐in‐
lieu allows for future improvements without disrupting the existing layout of the area.
F. Will not create adverse impacts to other property(ies) in the vicinity. As stated in item #C, this
modification, as a land dedication, only affects the west edge of the property abutting public
right of way and will not infringe on any use of the adjacent properties.
