Grady Way Renton, WA 98057 Regarding: Project Narrative - B21000441 Concordia Beverage Systems TI To whom it may concern: Project Description: The proposed project is a commercial coffee beverage machine manufacturing facility that includes offices, an equipment display/showroom area, employee break rooms, restrooms, manufacturing/shipping/storage areas and related mechanical, electrical and data/telecom service areas. It is comprised of a B occupancy with offices on two stories; an F-1 occupancy, factory and an S-2 occupancy, warehouse; totaling 82,826 sf of leasable space, in a portion of an existing, concrete, tilt-up building, that totals 167,616 sf. Project address is 851 SW 34th Street and is located in the City’s Light Industrial zone (IL). Existing parking includes 39 stalls with the planned addition of 19 more in an existing asphalt parking area for a total of 58 stalls which includes three existing accessible spaces. Four existing truck loading bays are available, however no more than one loading bay is anticipated for use at any given time. The interior renovation will include the entirety of the existing, 2-story, wood-framed office block. Improvements and renovation will occur at offices, conference rooms, break rooms, display areas and restrooms. Ceilings, flooring, paint, casework and lighting on the two existing floors is included in the scope of work. Male and Female, single-user shower/toilet rooms will be added to the existing 1st floor restrooms as part of their renovation. HVAC and fire sprinkler and alarm systems will be modified to accommodate the new configuration of spaces. Work in the one-story warehouse portion to include the addition of demountable work stations or cubicles, areas for the assembly of coffee-making equipment, material staging areas and fixed, floor-mounted storage racks. Overhead power, a pneumatic air supply and task lighting will be provided by a suspended grid over the manufacturing area with a 42” high wall providing electrical power and plumbing to facilitate the manufacturing process.
