HomeMy WebLinkAboutRS_Traffic Memo_Middleby_210222_v1.pdfFebruary 18, 2021 Jon Graves Graves + Associates Subject: Concordia Trip Generation Assessment The intent of this memo serves to provide a trip generation evaluation for the proposed 82,826 square feet manufacturing tenant occupancy within an existing building located at 851 SW 34th Street in the city of Renton. A site description and project summary are provided below. Project Description The subject property, parcel 125381-0270 (6.72-acres), proposes tenant improvements for approximately 82,826 square feet of an existing 171,710 square foot building. The building has previously been occupied with similar industrial type uses (e.g., manufacturing, warehouse, etc.). The proposed tenant would occupy roughly half of the building space, as shown in the site plan on the following page, for light manufacturing purposes. Site development also includes the replacement of approximately 13 truck loading docks along the west side of the building for an additional 19 vehicle parking spaces. Shown below is a site aerial with the adjacent street system included. No change in driveway access from SW 34th Street is proposed. Consistent with the project description, the applicable Land Use Codes (LUC) in the trip generation manual is defined as and LUC 140 – Manufacturing. ITE rates have been applied using “square feet” as the independent input variable. Estimations include average weekday daily trips (AWDT) and the AM and PM peak hour volumes. Table 1 below summarizes the project trip generation. Table 1: Project Trip Generation Land Use LUC Sq. Ft. Truck trips are estimated to comprise five percent of the AM and PM peak hour volumes (2 & 3 trips, respectively) based on ITE data. Manufacturing uses generally have a portion of the building space allocated towards office/admin use. Therefore, the entire building space was applied for calculations under LUC 140. The subject property is situated on the south side of SW 34th Street and just east of Oakesdale Avenue SW. The tenant would be light manufacturing, similar to former uses ranging from warehouse distribution to light manufacturing. Based on ITE data, the project is estimated to generate 326 daily trips, 51 AM peak hour and 55 PM peak hour trips. As part of site development, approximately 13 truck loading docks would be eliminated and replaced with 19 vehicle parking spaces, inferring a reduction in truck traffic to and from the site.
