ADMINISTRATIVE POLICY/CODE INTERPRETATION #: CI-165 MUNICIPAL CODE SECTIONS: 4-7-060B REFERENCE: N/A SUBJECT: Lot Line Adjustment Principles of Acceptability
BACKGROUND: Recently, the City’s Hearing Examiner approved a Lot Line Adjustment (LLA) that staff had recommended denying. The Principles of Acceptability state that the lot line adjustment must be consistent with several principals. The second principle is that the LLA must improve the existing circumstance by creating better lot design or improving access. The applicant argued that the code was ambiguous about the type of access that needed to be improved and that their proposed LLA improved pedestrian access. The Hearing Examiner agreed and approved the application. JUSTIFICATION: It is important that lots in the City have direct vehicular access to a public road. The ambiguity about the type of access that is required for lots should be resolved. DECISION: Amend RMC 4-7-060B.2 to specify that the type of access needed to approve a LLA is vehicular access.

Your submittal should explain the basis for the appeal. Section 4-8-110 of the Renton Municipal Code provides further information on the appeal process.
