The project is located at 3605 NE 7th Street, Renton, WA. The existing site consists of 1 parcel (K.C. Parcel 8011100135) totaling approximately 0.64-acres that is zoned R-8 by the City of Renton. Currently, the parcel is developed with a single-family residence, a detached garage and associated site improvements all of which will be demolished during site construction. The north boundary of the site fronts NE 7th St. The site is accessed from NE 7th St. by a proposed 20-ft. wide asphalt pavement private access constructed along the eastern boundary of the site. The proposed 3 lots will be accessed directly from the proposed private access which will be complete with a branch turnaround for emergency vehicle access. The project is required to construct frontage improvements to the south side of NE 7th St. that consist of a 16-ft. wide half-street, new cement concrete curb and gutter, 8-ft. landscape planter strip, and 5-ft. wide cement concrete sidewalk. The proposed private access will connect to NE 7th St. by a new 20- ft. wide Type R1B cement concrete driveway entrance. The NE 7th St. project frontage totals approximately 96-ft. See plan sheets C1-C2 which provide overall site and frontage improvement information. The smallest proposed lot is approximately 6,008 sq. ft. while the largest is approximately 8,248 sq. ft. Although, conceptual building plans are not included, the developer will construct single-family home products in accordance with the City of Renton’s Community Design Guidelines and are anticipated to be mid-upper income levels. The development will connect to City of Renton public utilities which has water, sewer, and storm availability within the right-of-way of NE 7th Street and NE 7th Place. Our schematic site plan is based on the following and intended to meet City Code:  Minimum Front Setback: 20-feet.  Minimum Rear Setback: 20-feet.  Minimum Side Setback: 5-feet.  Minimum Lot Width: 60-feet based on underlying plat.  Minimum Lot Depth: 80-feet.  Minimum Lot Size: 6,000 sq. ft. based on underlying plat. CES NW INCORPORATED CIVIL ENGINEERING & SURVEYING 429 29th Street NE – Suite D Puyallup, WA 98372 253.848.4282  Maximum Base Height: 24-feet.  Maximum Building Coverage: 50%  Maximum Impervious Surface: 65%  Access proposed via private access road with direct connection to NE 7th Street.  One water meter connection will be provided for each new lot.  One sanitary sewer connection will be provided for each new lot.  Developed stormwater runoff will be mitigated using a media cartridge catch basin for water quality treatment and below ground detention vault for flow control.  The estimated vehicle trips per day is 29.  Parking: It’s estimated that four spaces will be provided on each new lot; two in garage and two in driveway.
