NOTES:
1.THIS DETAIL IS A SCHEMATIC REPRESENTATION ONLY.
ACTUAL CONFIGURATION WILL VARY DEPENDING ON
SPECIFIC SITE CONSTRAINTS AND APPLICABLE DESIGN
CRITERIA.
2.ON STORMWATER FACILITIES TO BE MAINTAINED BY THE
CITY, A FENCE SHALL BE PLACED AT THE TOP OF THE BERM
WITH THE MAINTENANCE ACCESS ROAD IN THE INSIDE OF
THE FENCE; OR 5 FEET MIN. FROM TOP OF BERM IF THERE
IS NO MAINTENANCE ACCESS ROAD. NO LANDSCAPING IS
ALLOWED INSIDE THE FENCE. ON STORMWATER FACILITIES
TO BE PRIVATELY MAINTAINED, THE FENCE MAY BE PLACED
ALONG TRACT BOUNDARY UNLESS LANDSCAPING IS
REQUIRED WITHIN TRACT TO SCREEN THE POND AND
FENCE.
3.LANDSCAPING, SHALL BE PLANTED IN ACCORDANCE WITH
THE REQUIREMENTS INCLUDED IN SECTION 5.1.1.1 OF THE
CITY OF RENTON SURFACE WATER DESIGN MANUAL
(SWDM), WHICH PRECLUDES LANDSCAPING IN ANY BERMS
THAT IMPOUND WATER OR WITHIN 10 FEET OF ANY
STRUCTURE.
4.LANDSCAPING IS PROHIBITED IN THE INSIDE SLOPE OF THE
POND OR ON ANY BERMS THAT IMPOUND WATER.
5.EXPOSED EARTH ON THE POND BOTTOM AND INTERIOR
SIDE SLOPES SHALL BE SODDED OR SEEDED WITH AN
APPROPRIATE SEED MIXTURE PER SECTION 5.1.1.1 OF THE
RENTON SWDM. ALL REMAINING AREAS OF THE TRACT
MUST EITHER BE PLANTED WITH GRASS OR BE
LANDSCAPED IN ACCORDANCE WITH LANDSCAPING
REQUIREMENTS INCLUDED IN SECTION 5.1.1.1 OF THE
RENTON SWDM.
6.ALL TREES AND OTHER PLANTINGS SHALL CONFORM TO
THE RENTON SWDM REQUIREMENTS AND RESTRICTIONS
REGARDING LOCATION OVER OTHER INFRASTRUCTURE
SUCH AS WATER, SEWER, POWER, ETC.
7.FOR FENCES TO BE MAINTAINED BY THE CITY, SEE STD.
PLANS 234.60 AND 234.70 FOR DETAILS.
8.WOOD FENCES ARE ALLOWED IN SUBDIVISIONS WHERE THE
FENCE AND STORMWATER FACILITY WILL BE MAINTAINED
BY HOMEOWNERS ASSOCIATIONS OR ADJACENT LOT
OWNERS OR IN PRIVATE COMMERCIAL OR INDUSTRIAL
SITES WHERE THE FENCE AND STORMWATER FACILITY WILL
BE PRIVATELY MAINTAINED. THE WOOD FENCE SHALL BE
PLACED ON PRIVATE PROPERTY.
9.WOOD FENCES (WHEN ALLOWED BY THE CITY) SHALL HAVE
PRESSURE-TREATED POST (GROUND CONTACT RATED)
EITHER SET IN 24-INCH DEEP CONCRETE FOOTINGS OR
ATTACHED TO FOOTINGS BY GALVANIZED BRACKETS. RAILS
AND FENCE BOARDS SHALL BE CEDAR OR
PRESSURE-TREATED FIR OR HEMLOCK.
10.SEE CONSTRUCTION PLANS FOR SPECIFIC PROJECT
REQUIREMENTS.
LANDSCAPING ALLOWED PER SECTION 5.1.1.1 OF THE RENTON SWDM
SOD OR SEED WITH APPROPRIATE SEED MIXTURE PER SECTION 5.1.1.1 OF THE RENTON SWDM
ONLY GRASS AND/OR SMALL SHRUBS MAY BE ALLOWED. IF NO LANDSCAPING IS PROPOSED
AND FENCE IS LOCATED IN TRACT LINE, THEN ONLY GRASS IS ALLOWED IN THIS SECTION.
OWNERSHIP OF STORMWATER TRACT IN RESIDENTIAL PLATS WITH PUBLIC STREETS:
OWNERSHIP AND MAINTENANCE OF THE STORMWATER TRACT WILL BE THE RESPONSIBILITY OF THE
PROPERTY OWNERS WITHIN THE SUBDIVISION. THE HOME OWNERS ASSOCIATIONS (HOA) WILL BE
RESPONSIBLE FOR THE MAINTENANCE OF SAID STORMWATER TRACT EXCLUDING THE DRAINAGE
FACILITIES CONTAINED THEREIN. A NOTE THAT ASSIGNS EACH PROPERTY OWNER AS HAVING EQUAL
AND UNDIVIDED INTEREST OVER THE MAINTENANCE OF THE STORMWATER TRACT SHALL BE PLACED IN
THE FINAL PLAT. AN OVERLYING EASEMENT UNDER AND UPON SAID DRAINAGE TRACT SHALL BE
CONVEYED TO THE CITY OF RENTON FOR THE PURPOSE OF OPERATING, MAINTAINING, IMPROVING,
REPLACING AND KEEPING IN GOOD REPAIR THE DRAINAGE FACILITIES CONTAINED THEREIN. IF NO
LANDSCAPING IS PROPOSED IN THE STORMWATER TRACT, THEN THE STORMWATER TRACT CAN BE
DEDICATED TO THE CITY. ALL OTHER FACILITIES ARE TO BE PRIVATELY OWNED AND MAINTAINED.
