PROJECT DESCRIPTION: The applicant is requesting a Tier II Temporary Use Permit, pursuant to Renton
Municipal Code, Section 4-9-240, for the implementation of one mobile food truck,
A Fire Inside, within a vacant lot located on the northwest corner of 116th Ave SE
and SE 168th St (parcel number 0088000934). The applicant is requesting approval
of the Temporary Use Permit to resolve Code Case violation number CODE20-
000351. The proposed site location for the food truck parking would be in a gravel
area on the southeast corner of the lot (Attachment A). The property is located
within the Residential-8 (R-8) Zone and is 25,854 square feet. The mobile food
vendor proposes to occupy the site daily, from 10am to 8pm. No seating is
proposed for the temporary use. Approval of this permit, and compliance with the
conditions of approval, resolves Code Case violation number CODE20-000351.
The Temporary Use Permit is hereby Approved with Conditions* and subject to the following conditions::
*CONDITIONS OF APPROVAL:
1. A City of Renton Business license must be obtained prior to operation.

2. The mobile food vendor shall keep the Renton Regional Fire Authority permit approval and King
County Health Department approval on the mobile vending facility at all times, and copies of these
approvals shall be made available to the City upon the City’s request.
3. The mobile food vendor shall not obstruct any drive aisles or ingress/egress within the site.
4. The site occupied by the mobile food vendor shall be restored to the original or better condition upon
each removal of the vending unit.
5. The site occupied by the temporary use shall be left free of debris, litter, or other evidence of the
temporary use upon completion of removal of the use, or when the operation of the use ceases to
exist.
6. The mobile food truck shall not remain at the permitted location between 9:00 p.m. and 9:00 a.m. on
a daily basis.

RECONSIDERATION: Within 14 days of the decision date, any party may request that the decision be
reopened by the approval body. The approval body may modify his decision if material evidence not readily
discoverable prior to the original decision is found or if he finds there was misrepresentation or fact. After
review of the Reconsideration request, if the approval body finds sufficient evidence to amend the original
decision, there will be no further extension of the appeal period. Any person wishing to take further action
must file a formal appeal within the 14-day appeal time frame.
APPEALS: Appeals of permit issuance must be filed in writing on or before 5:00 p.m. on June 3, 2021. Due
to Governor Jay Inslee’s Proclamation 20-25 (“Stay Home, Stay Healthy”), the City Clerk’s Office is working
remotely. For that reason, appeals must be submitted electronically to the City Clerk at
cityclerk@rentonwa.gov. The appeal fee, normally due at the time an appeal is submitted, will be collected at
a future date. Appeals to the Hearing Examiner are governed by RMC 4-8-110 and additional information
regarding the appeal process may be obtained from the City Clerk’s Office, cityclerk@rentonwa.gov. If the
situation changes such that the City Clerk’s Office is open when you file your appeal, you have the option of
filing the appeal in person.
EXPIRATION: A Temporary Use Permit is valid for up to one (1) year from the effective date of the permit,
unless the Community & Economic Development Administrator or designee establishes a shorter time frame
or an applicant can request that a permit be valid beyond the one year expiration, for up to five years at the
time of application or prior to permit expiration.

EXTENSIONS: Extension requests do not require additional fees and shall be requested in writing prior to
permit expiration to the Department of Community & Economic Development Administrator.

Yes, A Fire Inside is currently authorized to park their food truck on our property at

indicate that the owner is Benson Jr. Football Association. The applicant did not provide a mailing
address for the property owner when requested. The applicant provided an application form with Edward
Prince listed as the property owner/authorized representative; however, the applicant did not provide
proof of authorization. To help provide some clarity, can you confirm if you are the property owner of the
subject vacant lot and confirm that Edward Prince has signing authority on behalf of the property owner?
Can you also confirm that A Fire Inside food truck has authorization to park their food truck on the
property?
