The following changes will need to be made before the plans can be approved: 1. The front yard setback shown on the plan still does not match the scale given for the drawing. Please correct the plan sheet to show the correct building setback from the north property line. 2. The second reference to "Stevens Ave NW"in the legal description for"Old Parcel A"is incorrect. The legal should read as follows: "VACATED WEST HALF OF LIND AVENUE NW ADJOINING ON THE EAST." 3. There appears to be encroachments along the south line of"Parcel B"and the north line of"Parcel A"that are not noted on the drawing. 4. Before the revised map can be routed for final approval,the following changes will ileed to be made: 1. The plan incorrectly shows-an extension of the east-west 78 foot"new" lot line beyond the marker for the SW corner of Parcel B. Please remove this line from the plan. It does not appear as though comment#4 from my previous letter regarding the correct legal description for"OLD" Parcel B has been addressed. There is no exception for the South 90 feet of Lot 59. In addition, there is no need to include a reference to that portion of vacated Maple Avenue NW on the east because the subject property is only the west half(1/2) of Tract 59 and therefore, does not adjoin Maple Avenue NW on the east. t. The ground floor square footage of the structure on Parcel B was not included on the plan as requested under comment#1 of my previous letter. Please label the existing square footage listed under Parcel B with an "EX", similar to the information listed under Parcel A. The front yard setback shown on the plan does not match the scale given for the drawing. In addition,the location of the structure does not match the plot plan for the approved building permit. Please verify in the field the actual location of the structure and correct the lot line adjustment map so that it is accurate. ii. Also, it may be less confusing if the name of the lot line adjustment shown on the drawing was the same as that referenced on the master application form (e.g., City View Lot Line Adjustment, instead of Rieker Lot Line Adjustment). Please make the following changes to the lot line adjustment drawing so that we may approve your proposal: 1. Please show the building footprint of the structure under construction on Parcel B, including the ground floor square footage and setbacks from proposed property lines. 2. Note the City of Renton land use action number (LUA-99-020-LLA) and the City's land record number (LND-30-0187) on the drawing. 3. Note discrepancies between bearings and distances of record and those measured or calculated, if any. 4. The legal description for" OLD" Parcel B is in error. There is no exception for the South 90 feet of Lot 59. Therefore, the legal descriptions for said "new" parcels were not reviewed. 7. Change the year (1998) to 1999 in the "APPROVALS" and "ACKNOWLEDGMENTS" blocks on sheet 1 of 2. 8. Addresses for the proposed lots are: Parcel A - 333 NW 2nd Place and Parcel B - 329 NW 2nd Place. These addresses need to be noted on he drawing. 9. These properties are not located in either of the two zones included in Renton's Aquifer Protection area. Therefore, the Aquifer Protection Notice should be removed from the drawing. 10. Note that if there are restrictive covenants or agreements to others as part of this subdivision, they can be recorded concurrently with the plat. The plat drawing and the associated document(s) are to be given to the City Clerk's office as a package. The plat REVREQ.DOC1 1055 South Grady Way- Renton, Washington 98055 shall have the first recording number. The recording number(s) for the associated documents will be referenced on the lot line adjustment in the appropriate locations. 1 'I I. Both parcels are owned by one individual . The new lot line will provide adequate area to provide access to the proposed development from NW 2nd Place . The lot density does not appreciably change . The City of Renton designates the site with the SF zoning. The SF zoning allows for a minimum lot size of 4500 square feet and a maximum density of 8 units per acre . The setbacks allowed in the SF zone are as follows : front yard setbacks, 20 feet; rear yard setbacks, 20 feet, and side yards setbacks, 5 feet on all interior lots, and 15 feet on corner lots . The City of Renton Comprehensive Plan designates the site as Single-Family Residence which is consistent with present zoning. The larger tract area is measured at 76002 square feet and the smaller tract is measured at 22785 sq. ft . The two tracts fall within an Aquifer Protection Area, designated as zone 2 .
