MODELING FOR ACCESSORY DWELLING UNIT (ADU) DESIGN
PLANS (CAG 20 492)
THIS AMENDMENT, dated for reference purposes only as May 21, 2021, is by and between the
City of Renton (the a Washington municipal corporation, and Reid Middleton
aWashingtoncorporation.TheCityandtheConsultantarereferredtocollectively
in this Amendment as the Once fully executed by the Parties, this Amendment is
effective as of the last date signed by both parties.
Whereas, the City engaged the services of the Consultant under Agreement CAG 20 492, dated
December 3, 2020, to provide professional engineering services for Accessory Dwelling Unit
(ADU) design plans (referred to herein as the
Whereas, the Parties wish to amend the Agreement to change the scope of work, change the
time for performance, and increase the compensation amount to reflect the additional work, in
order to finalize the ADU plan sets.
NOW THEREFORE, It is mutually agreed upon that CAG 20 492 is amended as follows:
1. Scope of Work: Section 1, Scope of Work, is amended to add work as specified in Exhibit
A 1, which is attached and incorporated herein.
2.Time of Performance:Section 3, Time of Performance, is amended pursuant to the
schedule(s) set forth in Exhibit A 1. An estimated two week schedule is expected, once
review information and drawing mark ups have been provided to the Consultant.
Additional time may be required to address architectural revisions or additional City
comments, should those be provided.
3. Compensation: Section 4, Compensation, is amended so that the maximum amount of
compensation payable to Consultant is increased by $13,700 from $63,900 to $77,600,
plus any applicable state and local sales taxes. The additional compensation shall be paid
based upon Work actually performed according to the rate(s) or amounts specified in
Exhibit A 1, which is attached and incorporated herein.

4.All terms of the Agreement not explicitly modified herein shall remain in full force and
effect and such terms shall apply to Work performed according to this Amendment as if
fully set forth herein.
IN WITNESS WHEREOF, the Parties have voluntarily entered into this Amendment as of the date
last signed by the Parties below.

Subject: Amendment 1, Units D and E Diaphragm Revisions and Unit J Wall
Revisions, IBC Review and Drafting.
Dear Ms. Buchl-Morales:
We are pleased to submit the following proposal for Amendment No. One, Units D and E
Diaphragm Revisions and Unit J Wall Revisions, IBC Review and Drafting. This letter
serves as a supplement to our referenced agreement. The terms and conditions established by
the agreement are unchanged except as noted below.
A. PROJECT UNDERSTANDING
We understand that the City of Renton has requested revisions to the Accessory
Dwelling Units (ADU) Models D and E and Model J. Initial layouts for Models D
and E have diaphragm openings that appear to exceed the permissible diaphragm
limits established in the International Residential Code (IRC). The current designs
are based on IRC compliance. For Model J, several shear wall segments are too short
for IRC compliance. The City of Renton will have an in-house engineer provide
analysis of these openings meeting International Building Code (IBC) requirements,
as well as analysis of the Model J walls. The City has requested that proprietary
Simpson Strong-Tie wall panels be used at the noted Model J wall locations. It is
expected that several notes or one detail may need to be added at each location, at the
request of the City engineer, with the affected sheets being sealed by the City
engineer. This may affect 9 total units, including Models D1, D2, and D3; Models
E1, E2, and E3; and Models J1, J2, and J3, with a further 9 mirrored layouts, for a
total of 18 drawing sets affected.
Reid Middleton has been asked to review the design and analysis work of the City
engineer, provide review comments, and provide drafting services to update the
drawings for the 18 models.

B. SCOPE OF SERVICES
Structural Engineering Review and Drafting: Reid Middleton will provide structural
engineering review of the proposed revision. Review and coordination is expected to
require approximately 1.5 hours per unit. Drafting will be provided to support the
proposed revisions. Drafting is expected to require approximately 1.5 hour per unit.
Additional engineering hours are expected for coordination with the City and the
architect, and for QC review of the updated drawings.
C. PERIOD OF PERFORMANCE
Reid Middleton will begin services upon receipt of a signed agreement and will make
every reasonable effort to complete the services in a timely manner considering the
needs of the project. An estimated two-week schedule is expected, once review
information and drawing mark-ups have been provided to Reid Middleton.
Additional time may be required to address architectural revisions or additional City
comments, should those be provided.
D. ITIES
The City of Renton shall provide available pertinent data, documents, and other
information to Reid Middleton as necessary to complete the services outlined in
Section B above. This may include: IBC calculations for the noted units, drawing
notes and mark-ups, and sketches addressing proposal details, if any.
E. COMPENSATION
For services described in Section -

Charges Effective July 1, 2020, attached to the original agreement. We estimate the
fee for this portion of the services to be $13,700.
The current agreement is for $63,900. The ammended total for the agreement will be
increased by $13,700 to $77,600.
We appreciate the opportunity to submit this proposed agreement. The terms of this
agreement will become effective when confirmed by your signature within 30 days. If you
wish to pursue this project after that time, this agreement may then be renegotiated. If the
terms are acceptable, please sign your acceptance below and return one executed copy to
Reid Middleton.
