The City of Renton has approved the above referenced lot line adjustment and has forwarded the
final mylar to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership of
property. If necessary, prepare and record a deed transferring ownership of the portion of land
depicted in the lot line adjustment map. We recommend that the legal description for this
document be prepared by a surveyor. It is the applicant's responsibility to ensure this document
is properly prepared and recorded with the County.

James and Lynn Klinefelter, husband and wife, Grantors, hereby grant and convey
a permanent, non-exclusive easement for access, ingress, egress, and utilities on, over and
below the following described Easement Area to James and Kristen Long, husband and
wife, Grantees, to and from Grantees' real property adjacent to this easement. Grantees'
real property is legally described as:
Tract 108 of Hillman's Lake Washington Garden of Eden Addition to Seattle
No. 2, according to the Plat thereof recorded in Vol. 11 of Plats, page 64, in King County,
Washington, EXCEPT that portion of said Tract 108 lying East of the West line of
Secondary State Highway No. 2A (405) conveyed to the State of Washington by
instrument recorded under recording No. 4696935.
The Easement Area is described as follows:
The northerly 15 feet of Tract 109, Hillman's Lake Washington Garden of Eden
Addition to Seattle No. 2, according to the Plat thereof recorded in Vol. 11 of Plats, page
64, in King County, Washington, EXCEPT that portion of the Northerly 15 feet of said
Tract 109 lying East of the West line of Secondary State Highway No. 2A (405)
conveyed to the State of Washington by instrument recorded under recording No.
4696935.
The easement rights granted herein and the conditions imposed upon the use of
the Easement Area and its maintenance shall run with the land and shall be perpetual.
This easement right is not exclusive, but Grantors, their successors and assigns, hereby
agree not to conduct any activities or construct any impediments on the easement area
which is inconsistent with the Grantees' easement rights granted herein.

Notwithstanding the easement rights otherwise granted herein, Grantors reserve
unto themselves and their successors and assigns the following rights in the Easement
area:
1. The construction of two houses on Tract 109 which will abut the south
line of the Easement Area and the right to gain access to and from the Easement Area for
the purpose of constructing the houses and maintenance, including, without limitation,
cleaning, painting, washing windows, and making repairs. In such event, the party so
using the Easement Area shall be responsible for restoring the Easement Area to its
former condition.
2. The right to remove any portion or all of the large maple tree at the east
end of the Easement Area overhanging any portion of Tract 109 or of any house
constructed on Tract 109.
3. The right to construct a fence along the south line of the Easement Area.
By acceptance of this Easement, Grantees, their successors and assigns, agree to
the following conditions relating to the use of the Easement Area:
1. Any driveway constructed on the Easement Area shall be constructed
within the northerly 12 feet of the Easement Area, shall be constructed in accordance
with standards prescribed by the City of Renton and shall include, at Grantees' expense,
any improvements at the approach of the Easement Area required by the City of Renton.
Such driveway will not be constructed until the earlier of the following to occur:
(a) substantial completion of two houses on Tract 109 to abut the south line of the
Easement Area or(b) two years from date of grant of this Easement.
2. Upon construction of a driveway in the Easement Area, Grantees shall
landscape the portion of the Easement Area not used for a driveway and shall maintain, at
their expense, the driveway and landscaping in the Easement Area.
3. Any utilities placed in the Easement Area shall be located underground
and placed in the north 5 feet of the Easement Area; the driveway and utilities shall serve
only the existing house on Tract 108 or its replacement.

Dear Mr.Touma:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording subject to the following conditions:
'✓1. Remove "L3" (noted adjacent to the wets line of Parcel Bs)from Sheet 2 of 2. See
/ attachment.
1/42. Revise the right of way note (right side of Sheet 2 of 2) per the second attachment.
,/3. Include the tangent length for the whole spiral curve with the spiral curve data on the
drawing.
V4. Access for"Parcel A" is clearly shown crossing the Klinefelter property to the south of
said parcel. Therefore, the easement for ingress, egress and utilities should be
recorded concurrently with the lot line adjustment. The City will provide the County
with special recording instructions so that the easement recording number will be
noted in the space provided on the lot line adjustment drawing.
Once these corrections have been made and the easement is ready for recording, please submit
the original signed mylar,the easement document, and a check for$12.45 made out to CD&L to
me at the sixth floor counter of City Hall.
Please verify that the mylar has been signed by all owners of record and that the mylar has been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that King
County will promptly record the lot line adjustment.

following comments:
Comments for the Applicant:
Provide the bearing to center data for the circular curve. See the attachment for specifics.
Note the spiral curve on the drawing as chord lengths (with bearings).
Provide updated lot closure calculations.
Remove all references to utility facilities and other items not directly impacting the subdivision for the
final review.
Provide the King County Recording number for the 15 feet ingress/egress and utility easement over the
property to the south of the subject property.

drawing will need to be made in order to approve this proposal:
1. Provide the bearing to center data for the circular curve. See the attachment for specifics.
2. Note the spiral curve on the drawing as chord lengths (with bearings).
3. Provide updated lot closure calculations.
4. Remove all references to utility facilities and other items not directly impacting the subdivision for
the final review.
5. Provide the King County Recording number for the 15 feet ingress/egress and utility easement
over the property to the south of the subject property.
Once the above changes have been made, please submit two copies of the revised lot line adjustment

The City of Renton has reviewed your proposed lot line adjustment. Please make the
following changes to the drawing so that we may approve your proposal:
1. Please show the ground floor square footages of the existing structure(s).
2. Note the City of Renton land use action number (LUA-99-031-LLA) and the City's land
record number (LND-30-0188) on the drawing in the spaces provided.
3. All owners of record need to sign the lot line adjustment drawing.
4. Change the year noted (1998) under the "APPROVALS" and
"ACKNOWLEDGMENTS" blocks to 1999.
5. Note all easements of record, if any, on the drawing.
6. Please address how Parcel A will receive access. If the existing driveway through
Parcel B will continued to be used by both parcels, then a 20 foot wide shared private
access easement will need to be noted on the drawing along with specific language
regarding the easement. If Parcel A will receive access via the property to the south,
please note the recording number of the easement shown on the drawing. However, if
the easement does not exist or is not relevant to the lot line adjustment, do not
reference it on the drawing.
7. Remove all references to topog lines, trees, fences and other items not directly
impacting the subdivision for the final review.
8. The OLD PARCEL B" legal description should reference the city street name (Meadow
Ave. N.) after the original street name (Kenny Boulevard) in place of the county
designated street name (106th Ave. SE).
9. Note the addresses for both parcels on the drawing. The address for Parcel B is 3940

PROJECT NARRATIVE
The applicant seeks approval to revise the location of a common
property line between two lots which are owned by the same
person. The new lot line will provide sufficient width for each
new parcel for construction of a single family home directly
north of existing home .
The proposed Lot Line Adjustment involves Tract 108 of C.D.
Hillman' s Lake Washington Garden of Eden Division 2 and a narrow
parcel identified as Tax Lot 3 , within Section 32 , Township 24
North, Range 5 East, W.M. Bounded on the west by Meadow Avenue
North at approximately the intersection with N 40th Street, and
on the east it is bounded by Interstate 5 . Access to the property
will be from Aberdeen Avenue N. The project area is flat with
moderate slope from east to west along the vacant property.
The City of Renton designates the site with the SF zoning. The SF
zoning allows for a minimum lot size of 4500 square feet and a
maximum density of 8 units per acre . The setbacks allowed in the
SF zone are as follows : front yard setbacks, 15 feet; rear yard
setbacks, 20 feet, and side yards setbacks, 5 feet on all
interior lots, and 15 feet on corner lots . The City of Renton
Comprehensive Plan designates the site as Single-Family Residence
which is consistent with present zoning. The new lot area with
the house and garages is calculated at 11202 sq. ft and the other
vacant lot is calculated at 11067 sq. ft
The site falls within the Renton Municipal Airport 14, 000 feet
airspace area. Since the proposed project does not involves
construction or alternation of the property, the applicant is not
required to notify FAA of this Lot Line Adjustment .
