HomeMy WebLinkAboutC_Extension_Request_Response_Wang_Short_Plat_210622_v1 June 22, 2021 Joshua Beard Core Design, Inc. 12100 NE 195th Street, Suite 300 Bothell, WA 98011 Subject: Request for Standard Extension PR18-000200 Wang Short Plat, LUA18-000280, SHPL-A Dear Mr. Beard: This office has reviewed your request (April 14, 2020) to extend an approved short plat (File No. LUA18- 000280) for a period of one (1) year. The preliminary short plat was set to expire on July 6, 2020. On April 20, 2020 the Renton City Council adopted an emergency ordinance (Ordinance no. 5968) that temporarily extended the validity of certain permits by a period of six (6) month due to on -going construction challenges created by the COVID-19 outbreak. Therefore, the emergency ordinance extended the expiration date of the plat until January 6, 2021. Since the first extension was granted in response to the current public health emergency, the project remains eligible for the standard single- extension of up to one (1) year as authorized in RMC 4-7-070M. In your request, you identify continuing challenges created by the COVID-19 outbreak as the reason for the request, which staff concurs with. In addition, you have identified wet season restrictions and the City shutting down the project temporarily due to water issues. Pursuant to RMC 4-7-070M, the municipal code allows the original approving body to issue a single extension of up to one (1) year to an applicant who files a written request with the Administrator at least thirty (30) days before the expiration of preliminary short plat approval, provided the Administrator finds that the applicant has obtained issuance of a construction permit and has made sustained progress towa rds final construction, engineering, and surveying necessary to record a final plat . Your request meets requirements of Renton Municipal Code and qualifies for a one-time extension of one year, as an extension request was submitted more than 30 days prior to the expiration of the preliminary short plat approval, the Construction Permit was issued on October 30, 2019 and the applicant has made sustained progress towards final construction necessary for the recording of the final short plat. Therefore, your one (1) year short plat extension request is approved. The one (1) year extension shall be measured using the Joshua Beard Page 2 of 2 June 22, 2021 expiration date of the preliminary short plat approval after issuance of the temporary six (6) month extension in order to ensure consistency with the extensions granted to other projects under the emergency ordinance. Please note that all construction must be completed or deferred and the final plat recorded in accordance with City Code prior to the last day of the new extension period (January 6, 2022).
