The 13.6 acre site is located in the Commercial Arterial (CA) zone, Urban Design District D overlay, and Commercial Mixed Use Comprehensive Plan land use designation. Per RMC 4-2-060, 'Off-site services' and 'Vehicle storage' are not permitted uses in the CA zone at the subject location. Proposed uses on the site would include a moving company (off-site service) and the storage of moving trucks with various sizes (vehicle storage). The moving company, One Nation Moving & Storage, occupies a tenant space in an existing multi- tenant building on the site. A total of six (6) moving trucks would be stored on the site including three (3) 26-foot box trucks, one 18-foot box truck, on 16-foot box truck, and one 14-foot box truck. According to the applicant, the moving trucks would operate off- site during the day between the hours of 9:00am and 6:00pm and would be stored in a loading dock area on the east side of the building at night. No changes to the site or building are proposed and no trees or vegetation would be impacted by the proposed use. According to COR Maps, no critical areas are present on the site. The Temporary Use Permit is hereby Approved with Conditions*: *CONDITIONS OF APPROVAL: 1.The proposed use shall not be expanded or changed in anyway unless explicitly approved by the Current Planning Project Manager. DocuSign Envelope ID: 8B29237C-7E6E-4EFD-8DE2-8A965F1115AB City of Renton Department of Community & Economic Development Administrative Temporary Use Permit MBA Plaza Moving Company LUA21-000210, TP Page 2 of 2 2.No more than six (6) company vehicle may be stored on the site overnight. 3.All six (6) trucks shall be stored in the location identified by the applicant on the submitted site plan (Attachment A). 4.The site occupied by the temporary use shall be left free of debris, litter, or other evidence of the temporary use upon completion of removal of the use, or when the operation of the use ceases to exist. 5.The site occupied by the temporary use shall be restored to the original condition when the use ceases to exist including restoration of site elements such as, but not limited to, landscaping vegetation and parking stall striping. The approval body may modify his decision if material evidence not readily discoverable prior to the original decision is found or if he finds there was misrepresentation or fact. After review of the Reconsideration request, if the approval body finds sufficient evidence to amend the original decision, there will be no further extension of the appeal period. Any person wishing to take further action must file a formal appeal within the 14-day appeal time frame. APPEALS: Appeals of permit issuance must be filed in writing on or before 5:00 p.m. on July 12, 2021. Due to Governor Jay Inslee’s Proclamation 20-25 (“Stay Home, Stay Healthy”), the City Clerk’s Office is working remotely. For that reason, appeals must be submitted electronically to the City Clerk at cityclerk@rentonwa.gov. The appeal fee, normally due at the time an appeal is submitted, will be collected at a future date. Appeals to the Hearing Examiner are governed by RMC 4-8-110 and additional information regarding the appeal process may be obtained from the City Clerk’s Office, cityclerk@rentonwa.gov. If the situation changes such that the City Clerk’s Office is open when you file your appeal, you have the option of filing the appeal in person. EXPIRATION: A Temporary Use Permit is valid for up to one (1) year from the effective date of the permit, unless the Community & Economic Development Administrator or designee establishes a shorter time frame or an applicant can request that a permit be valid beyond the one year expiration, for up to five years at the time of application or prior to permit expiration. EXTENSIONS: Extension requests do not require additional fees and shall be requested in writing prior to permit expiration to the Department of Community & Economic Development Administrator.
