The preliminary short plat expiration date is now April 15, 2022. The preliminary short plat was set to expire on October 15, 2020. On April 20, 2020 the Renton City Council adopted an emergency ordinance (Ordinance no. 5968) that temporarily extended the validity of certain permits by a period of six (6) months due to on-going construction challenges created by the COVID-19 outbreak. The emergency ordinance extended the expiration date of the Avon Short Plat preliminary approval to April 15, 2021. The first extension was granted in response to the current public health emergency and the project remains eligible for the standard single-extension of up to one (1) year as authorized in Renton Municipal Code (RMC) 4-7-070M. The Planning Division received email correspondence from you on December 17, 2020 indicating that construction of the short plat was completed as survey and as-built documents were provided in the email. Development Engineering staff responded that several steps remained to closeout the civil construction permit process prior to recording the final short plat document. Additionally, you corresponded with Current Planning staff on March 31, 2021 to request a final landscape inspection related to frontage improvements. Based on the two series of events noted above, the applicant has met the extension criteria of RMC 4-7-070M.2 of obtaining issuance of a civil construction permit and that sustained progress had been made towards final construction, engineering, and surveying necessary to record a final plat. The December 17, 2020 correspondence with Development Engineering staff serves as the written extension request. The one-year extension shall be measured using the expiration date of the preliminary short plat approval after issuance of the temporary six (6) month extension in order to ensure consistency with the Hamid Korasani Page 2 of 2 June 29, 2021 extensions granted to other projects under the emergency ordinance. Please note that the final short plat must be recorded in accordance with City Code prior to April 15, 2022. No further extension requests would be considered for this project based on limitations set forth in RMC 4 -4-070M.2.
