Community&EconomicDevelopmentC.E.“Chip”Vincent,AdministratorJune22,2021JoshuaBeardCoreDesign,Inc.12100NE195thStreet,Suite300Bothell,WA98011Subiect:RequestforStandardExtensionPR18-000200WangShortPlat,LUA18-000280,SHPL-ADearMr.Beard:Thisofficehasreviewedyourrequest(April14,2020)toextendanapprovedshortplat(FileNo.LUA18-000280)foraperiodofone(1)year.ThepreliminaryshortplatwassettoexpireonJuly6,2020.OnApril20,2020theRentonCityCocinciladoptedanemergencyordinance(Ordinanceno.5968)thattemporarilyextendedthevalidityofcertainpermitsbyaperiodofsix(6)monthduetoon-goingconstructionchallengescreatedbytheCOVID-19outbreak.Therefore,theemergencyordinanceextendedtheexpirationdateoftheplatuntilJanuary6,2021.Sincethefirstextensionwasgrantedinresponsetothecurrentpublichealthemergency,theprojectremainseligibleforthestandardsingle-extensionofuptoone(1)yearasauthorizedinRMC4-7-070M.Inyourrequest,youidentifycontinuingchallengescreatedbytheCOVID49outbreakasthereasonfortherequest,whichstaffconcurswith.Inaddition,youhaveidentifiedwetseasonrestrictionsandtheCityshuttingdowntheprojecttemporarilyduetowaterissues.PursuanttoRMC4-7-O7OM,themunicipalcodeallowstheoriginalapprovingbodytoissueasingleextensionofuptoone(1)yeartoanapplicantwhofilesawrittenrequestwiththeAdministratoratleastthirty(30)daysbeforetheexpirationofpreliminaryshortplatapproval,providedtheAdministratorfindsthattheapplicanthasobtainedissuanceofaconstructionpermitandhasmadesustainedprogresstowardsfinalconstruction,engineering,andsurveyingnecessarytorecordafinalplat.YourrequestmeetsrequirementsofRentonMunicipalCodeandqualifiesforaone-timeextensionofoneyear,asanextensionrequestwassuomittedmorethan30dayspriortotheexpirationofthepreliminaryshortplatapproval,theConstructionPermitwasissuedonOctober30.2019andtheapplicanthasmadesustainedprogress:owardsfinalconstructionnecessaryfortherecordingofthefinalshortplat.Therefore,yourone(1)yearshortplatextensionrequestisapproved.Theone(1)yearextensionshallbemeasuredusingtheArmondoPavoneMayor1055SouthGradyWay,Renton,WA98057rentonwa.go
