PROJECT NARRATIVE - HOLM BUILDINGS SITE
The present Holm Buildings Site is located in the eastern portion of downtown
Renton at the corners of Third Street South and Main Street South. The site
( approximately 9,250 SF ) holds three contiguous one-story buildings to be
demolished after the asbestos abatement work is complete. The site is basically
level and is primarily covered with slab-on-grade buildings. The buildings are
vacant and contain a small basement area ( 12' x 18' ) in one of the structures.
Under the proposed demolition contract, all three buildings ( approximately
9,000 SF ) will be removed from the site, leaving only the basement floor ( 12' x
18' ) of one structure remaining. The North wall of the structure is a concrete
"common wall" with the adjacent Glassworks Company and will remain in place.
The existing uneven top portion of the common wall will be removed down to an
approximate 15' level to coincide with the top of the existing Glass Works front
wall.
The entire site will be filled with a few inches of granular fill material as required
to level the site and will be topped over with 2" of topsoil up to the former
sidewalk level. The entire site will then be seeded over from sidewalk to
sidewalk. Existing sidewalks and street apron access to the site will remain as
presently exists, due to the unknown design needs of the future.
It is anticipated in the future that this site will be made available by the city for
sale on the open market.

General Utilities Plans
The site utilities are as follows:
Sanitary Sewer- the sanitary sewer or sewers from the existing buildings
will be inactivated and capped at the property lines.
Water - the site is served by two known water meters with separate lines
to two different buildings, and a possible third meter for the eastern
concrete structure. All water meters will be removed and there will no
longer be water service to the site.
Storm Water Sewer - there are no known storm water catch basins on
the site. Several canopy roof drains and other perimeter building roof
drains appear to be directed to a sidewalk piping system of unknown
distribution. These will be capped at the property line where extending
under the sidewalks.
Drainage Plan
The site will not have a storm water system. The rain water is expected to
filter into the ground via the complete grassed area of the site
Geotechnical Report
There is no apparent need for a geotechnical analysis of the site soils
system at this time.
