The City has finished reviewing your proposed lot line adjustment and is now ready to
approve and send the final version for recording. Please submit the original signed
mylar and a check for$11.65 made out to CD&L to me at the third floor counter of City
Hall.
Please verify that the mylar has been signed by all owners of record and that the mylar
has been notarized with an ink stamp (not embossed). The ink stamp must be legible
so that King County will promptly record the lot line adjustment.

Our comments of April 13, 1998, have been addressed, except for the correction of spelling errors.
In both this memo and a previous memo dated March 30, 1998, we asked that spelling be checked
and corrected as necessary. No corrections have been made.
We will not note what spelling errors need correcting. The applicant's surveyor needs to do this.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal (received
April 7, 1998) and have the following comments:
A pre iously stated request,noted in our March 30, 1998, memo, regarding a change to the language
for th 10 foot private easement along the northerly boundary line of Parcel A= was erroneously
applie to the sanitary sewer easement encumbering Parcel B. The recording number for the
ease ill
nt over Parcel B should be revised back to King County Recording Number 8301129001.
The r vision requested for Parcel A was to replace the existing wording with the following: "Private
easement for sanitary sewer per short plat recorded under King County Recording No.
9802189006." The existing wording should be removed.
Our comment regarding the new legal description for Parcel A (sheet 2 of 2) was also
misinterpreted. See the attachment for what is required.
The ord "True" in the last call for both "New" Parcels "B" and "C" should be removed. Because
there s not starting at a "True" beginning at the start of the legal description, there is no return to
the` rue"beginning.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Note the City of Renton land use action number (LUA-98-030-LLA) and the city's land record
number(LND-30-0164)on the drawing.
Change the reference "SHORT PLAT" to "LOT LINE ADJUSTMENT" in the upper right-hand
corner of both drawing sheets, and in all other such references.
The lot number noted on the property to the West of Parcel"A" is erroneously noted as"LOT 2." It
should be noted as"LOT 1." The subject PARCEL"A" is, in part, "LOT 2."
Addresses will be provided by the city as soon as possible. The addresses need to be noted on the
drawing.
All owners of record (including spouses, if any) need to sign the lot line adjustment document.
Change the note regarding the 10 foot private easement along the northerly boundary line of Parcel
"A" to read: "Private easement for sanitary sewer per short plat recorded under King County
Recording No. 9802189006."
The line running in a north-south direction, from the SE corner of Parcel"C" to the southerly right-
of-way line of S. 22nd. Place, should not be shown as bold (sheet 1 of 2).
Note that if there are restrictive covenants, easements or agreements to others as part of this
subdivision, they can be recorded concurrently with the lot line adjustment. The lot line adjustment
drawing and the associated document(s) are to be given to the City Clerk's office as a package. The
lot line adjustment shall have the first recording number. The recording number(s) for the associated
document(s)will be referenced on the lot line adjustment document in the appropriate location(s).
Note all existing easements.

The following comments concern the legal descriptions:
A reference to City of Renton Lot Line Adjustment No. LLA-001-81 for the "OLD" legal
descriptions for Parcel "B"and "C" would appear to be sufficient(without the metes and bounds
portion of the legal attached). Therefore, we did not review the metes and bounds portions of
the legal descriptions.
The legal description for the new Parcel"A" includes all of Lot 2 of the recently recorded short
plat. Therefore, the legal should not begin with"Those portions of Lot 2." The"portions" only
refer to Lots"B"and"C"of the lot line adjustment.
The new legal descriptions for Parcels"A" and "C" do not note the radius of the Shattuck Place
South cul-de-sac.
"Cul-de-sac" is spelled incorrectly in its first reference in the legal for new Parcel"C." Also, the
reference to the center line is incorrect in new Parcel "C."
One of the King County Assessor's Account Numbers (855740-0035), noted on the Master
Application, is incorrect. The number should be 855740-0025.
Check for and correct spelling errors.

RE: Yardy Lot Line Adjustment
PROJECT NARRATIVE
The applicant seeks approval to revise the location of a common
property line effecting three lots which one of them is owned by
Craig Yardy and the other two lots by Pacific Huts & Castle Inc .
The new lot line will provide additional area for Mr. Yardy' s lot
to build his house on Parcel "A" .
The proposed Lot Line Adjustment involves Lot 2 of City of Renton
Short Plat No. LUA-97-097-SHPl and Lots "B" and "C" of City of
Renton Lot Line Adjustment No. LLA-001-81, within Section 9,
Township 23 North, Range 5 East, W.M. Bounded on the south by
Shattuck Place South and on the east it is bounded by Shattuck
Avenue South. Access to Mr. Yard' s property will be from Shattuck
Place South and remaining two lots will access directly from
Shattuck Avenue South. The project area is flat with moderate
slope from west to east along the vacant property.
The City of Renton designates the site with the SF zoning. The SF
zoning allows for a minimum lot size of 4500 square feet and a
maximum density of 8 units per acre . The setbacks allowed in the
SF zone are as follows : front yard setbacks, 15 feet; rear yard
setbacks, 20 feet, and side yards setbacks, 5 feet on all
interior lots, and 15 feet on corner lots . The City of Renton
Comprehensive Plan designates the site as Single-Family Residence
which is consistent with present zoning.

of State and having attached the Certificate of Incorporation, was
presented to the meeting, and the Secretary was instructed to place

meeting. After discussion, and upon motion duly made and seconded,
the following resolution was unanimously adopted:

meeting are hereby approved and adopted as the Bylaws of
PACIFIC HUTS AND CASTLES, INC. and that the Secretary is
directed to file them in the Minute Book.
