Fesser �1 SUBJECT: Renton Garden Hotel Lot Line Adjustment,LUA-98-060-LLA Format and Legal Description Review Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the following comments: The vicinity map, which was based on the Kroll Map, does not show the latest subdivision of the property that occurred last year (a short plat recorded under King County Recording No. 9709099006). Therefore, the property noted on the vicinity map does not accurately depict the size of the property as it now exists. The subject property is outside the Aquifer Protection Area Zone 2. Therefore, the Aquifer Protection Notice should be removed from sheet 1 of 2. The properties together should be identified in some manner, such as "Parcel A." The new legal description (sheet 1 of 2) should be identified as "New." Add the section, township and range to the legal. In addition, the short plat number/name in the legal can be shortened to "CITY OF RENTON SHORT PLAT NO. 97-032." Note the City of Renton land use action number (LUA-98-060-LLA) and the city's land record number(LND-30-0170) on the drawing. Add to item no. 2 under "SURVEYORS NOTES" (sheet 1 of 2) that ties are to the City of Renton Survey Control Network per City of Renton Short Plat No. 97-032, recorded under Recording No. 9707099006. The 557.25' on the north line of Lot 6 and the 501.31' on the south line of Lot 9 are dimensions which are lacking an end point. Are these dimensions necessary? Note that if there are new easements, agreements or restrictive covenants (to the City or other third parties) included as part of this subdivision, they can be recorded concurrently with the lot line adjustment. For easements, indicate on the drawing to whom the easement is granted. The lot line adjustment document and the associated document(s) are to be given to the City Clerk's office as a package. The lot line adjustment will have the first recording number. The subject parcels are Lots 8 and 9 of the S.W. 19th Lind Short Plat recorded July 9, 1997, under Recording No. 9707099006. Lot 8 encompasses the northerly half of the site, and Lot 9 encompasses the south side. The intent of the lot line adjustment is to provide one lot for the Renton Garden Hotel and parking area.
