Current code only allows ADUs as an accessory use to a single-family dwelling, thus prohibiting ADUs as an accessory use to religious institutions #D-194 – Retail Pet Sales – Revises the regulations regarding the general care of animals required of Kennels and Pet Day Care to include Retail Pet Sales to be clear that those regulations apply. Additionally, given that the new State legislation made a distinction between Pet Stores in general and those that sell cats and dogs, and that the City has two such stores it is reasonable for the City to establish specific regulations for stores that sell cats and dogs. The proposed additions represent both consumer protections, as well as animal health and safety. Additionally, there are some proposed regulations related to compliance by the businesses #D-196 – Height and Setbacks in RMF Zone – Revises the front and secondary front yard setbacks in the RMF Zone to be consistent with the setback requirements of the Residential-14 (R-14), Commercial Neighborhood (CN), Center Village (CV), and Commercial Arterial (CA) Zones. The proposed amendment also seeks to ensure that additional height requests in the RMF zone are reviewed via the Conditional Use Permit process to be consistent with the review process in other zones, including the Residential-14 (R-14), Center Village (CV), Commercial Arterial (CA), Center Downtown (CD), Commercial Office (CO), and Light Industrial (IL) Zones. #D-199 – Residential Accessory Structures Revises RMC 4-2-110 by reducing the separation between residential structures from 6 to 4 feet, granting each residential lot 5% of the lot area for a detached accessory structure, while upholding current impervious surface limits; reducing the allowed height of DASs to 12’ from grade to the top of the structure; and requiring stormwater facilities for new residential development to be capable of ensuring each lot in a development can achieve the maximum impervious surface allowed by Renton Municipal Code.
