HomeMy WebLinkAboutNarrative Interlaken Engineering and Design, PLLC 7001 Seaview Ave NW, Suite 160-388 Seattle, WA 98117 | (206) 470-9572 City of Renton Modification Request Awla Parcel B SFR – 14XXX SE May Valley Road, Newcastle Project Narrative The project is located on SE May Valley Road in Newcastle on a 14,984 sf (0.34 ac.) lot zoned R1 (Parcel No. 342405-9152). The road frontage is in City of Renton jurisdiction. The lot slopes steeply from the north toward SE May Valley Road with a total topographic relief across the site of approximately 50’. The lot is presently undeveloped and vegetated with a dense understory of blackberry and small alders with scattered large alders and evergreen trees. The northern portion of the site, and a small portion of the central portion of the site meet the City of Newcastle criteria for classification as a Steep Slope Hazard Area. The applicant proposes to construct a new single-family residence on the subject parcel. Access will be provided by a driveway extending northeast into the site from SE May Valley Road. The applicant is also developing the abutting parcel to the west under City of Newcastle permit #SFR19-032 and City of Renton Permit #LUA21-000036. Justification for Modification Request A modification to Code Section 4-6-060 for collector arterial streets is being requested with a fee-in-lieu of installing the modified frontage. a. The modification substantially meets the policy directives and objectives of the current City’s Comprehensive Plan. It will allow development of the roadway in the future to meet projected future use requirements. b. The modification will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements. The proposed frontage will be in keeping with other roadway frontages along SE May Valley Road. c. The modification will not be injurious to other properties in the vicinity. d. The modification conforms to the intent and purpose of the code. e. The modification will be consistent with the remainder of street frontages on this portion of SE May Valley Road. f. The modification will not create adverse impacts on other properties in the vicinity.
