Learn why this is important 2 Alex, Thanks for the Pre-App Meeting a couple of weeks ago. We have just a few follow-up questions on the early comments at this time: 1. Pre-App Meeting Notes, Page 3: Since there are no improvements being proposed to the building, does the existing RPBA need to analyzed and/or upgraded? (Jonathan) 2. Pre-App Meeting Notes, Page 3: Since there are no improvements being proposed to the building, does the existing DCDA for the fire services need to analyzed and/or upgraded? (Corey/Jonathan) 3. Pre-App Meeting Notes, Page 6: The proposed use of this project is going to be warehousing and not vehicle storage. This is a clarification of use from the pre-app narrative previously provided. Noted 4. Pre-App Meeting Notes, Page 7, Parking: If there are no improvements or occupancy changes being proposed to the building, do upgraded ADA requirements apply? ADA requirements will be apply outside of the building (i.e. providing accessible stalls, access to the building, etc). 5. Pre-App Meeting Notes, Page 7, Landscaping: Since there are no frontage improvements being proposed, is the requirement of 1 tree per 30 LF of street frontage applicable? Yes, please note that the provisions of the landscape section (RMC 4-4-070) apply to the entire site. The existing site (including the parking lot adjacent to the ROW) will need to be updated to meet the landscape requirements. 6. Pre-App Meeting Notes, Page 9, Parking: Since there are no improvements being proposed to the building, are bicycle spaces required? Yes, compliance with bicycle stall standards is required. In reviewing the Land Use Site Plan submittal requirements, we have the following questions: 1. Site Plan Review Submittal Requirements, #5: May we continue to use the 1”=40’ scale that was granted at Pre- App for the Site Plan? Yes, that is fine for the land use portion – specific scale required for construction permit submittal 2. Site Plan Review Submittal Requirements, #13 & 15: Are Public Information Signs or Outreach Signs required for this project? Public information sign required – specs attached 3. Site Plan Review Submittal Requirements, #16: Will a neighborhood meeting be required? Not required for projects with a valuation less than $10,000,000.00 4. Site Plan Review Submittal Requirements, #35: May the Drainage Report developed during the Land Use application be the same one required at Civil Construction Permit application? We understand there may be minor revisions during CCP that could affect the Drainage Report, but the overall comprehensive elements are still the same. Yes - Jonathan will complete a preliminary review of the drainage report at the time of land use review – any changes will need to be addressed prior to submitting the report with the construction permit. 5.
