The purpose of this letter is to justify the average commercial space depth requested for the Harrington Redevelopment
Project. We are requesting reduce the average required depth of 30’ per Renton zoning code 4-4-1150.D.2.a. With the
modification, the current design is set to a measurement average depth of 28’-0”.
Average Depth decrease justification
Our goal for the building design is to balance Renton’s requirements within the shape and limitations given to us by the
site. One of the requirements we want to respect is the number of parking stalls required for the building design. By
utilizing Renton parking stall and drive aisle standards, our commercial spaces are further limited to how deep they can be
on the site.
A. Substantially implements the policy direction of the policies and objective of Comprehensive Plan Land
Use Element and the Community Design Element and the proposed modification is the minimum
adjustment necessary to implement these policies and objectives;
The shape of our commercial spaces is governed by the frontages of Sunset Blvd. and Harrington Ave. These
two streets create irregular angles that work against a conventional shaping around other east and south property
lines. With the front yard 15’-0” setback as a starting point, we looked to push the spaces inward of the site
where the back side will run up against the parking area. From the way parking is needed to be laid out for
maximum potential, the commercial spaces begin to be carved away to make room. From the front facades, our
commercial space depths range from 21’ to 37’. Although we cannot maintain the average depth of 30’, we are
providing the minimum depth of 20’ all around and creating spaces that go beyond the needed average. The
average depth we are approximately able to maintain is 28’.
B. Will meet the objective safety, function, appearance, environmental protection and maintainability
intended by the Code requirements, based upon sound engineering judgement;
The areas provided for the grade level commercial spaces will be functional and capable of achieving Renton’s
goals of creating pedestrian activity along the main downtown roadways such as Sunset.
C. Will not be injurious to other properties in the vicinity;
Adjusting the average depth of the commercial areas will not be injurious to the other properties in the vicinity.
D. Conforms to the intent and purpose of the Code;

The intent of the code is to provide efficient working commercial areas on the grade level street frontage. These
spaces will be functional and building owner plans to consult with future tenants to make the best out of given
layout.
E. Can be shown to be justified and required for the use and situation intended; and
