SEC-TWN-R: 29, 24N, 5E WATER BCDY/WETLAND: Lake Washington An exemption from a Shoreline Management Substantial Development Permit is hereby grantec on the proposed project described on the attached form for the following reason(s): SME98089.DOC X Construction of shorelands by an owner, lessee or contract purchaser of a single- family residence for his/her own use or for the use of his/her family, which residence does not exceed the height of thirty-five (35) feet above average grade level and which meets all requirements of the State agency of local government having jurisdiction thereof, other than requirements imposed pursuant to this chapter. 1. "Single family" residence means a detached dwelling designed for and occupied by one family including those structures and developments within a contiguous ownership which are a normal appurtenance. An "appurtenance" is necessarily connected to the use and enjoyment of a single-fmmily residence and is located landward of the ordinary high water mark and the perimeter of a wetland. 2. Construction authorized under this exemption shall be located landward of the ordinary high water mark. END OF SCHEDULE A DEVELOPMENT PLAI::vING CITY OF RENTON MAY 2 1998 RECEIVED Project Narrative: I,Martin Karge plan to construct a single family residence on the sit located at 5115 Ripley Lane N. The site is currently vacant and abuts to Lake Washington. The site currently has a"high Bank"of approximately 2 ft., consisting mostly of brown silt with scattered organic matter. There is no proposed bulkheading at this time. The two properties to the south of the site have view protection limits, this line is identified on the site plan as, "Building Limits Line". The proposed project will not violate this line. The proposed single family residence will be a 2 story structure of approx.. 4000 Sq... Ft. with 650 Sq... Ft. unfinished space and a 3 car garage and work area, contributing to lot coverage of 3394 Sq... Ft. or (20.2%). The height of the structure (defined as highest peak of roof plus height of eave divided by 2) is 26.25 Ft. The total construction cost is estimated to be $380,000 and should begin June 1998 and be completed by March 1999.
