Dear Mr. Erikson:
The City has completed the review your proposed lot line adjustment and is now ready
to sign and send the final version for recording. Please submit two sets of an original
mylar to me at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative decision
must be filed with the City of Renton Hearing Examiner by 5:00 pm, December 24,
2002.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-
110. Additional information regarding the appeal process may be obtained from the
Renton City Clerk's Office, (425) 430-6510.

Dear Mr. Erikson:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-02-
127-LLA and LND-30-0256, respectively, on the drawings in the spaces already
provided.
2. Provide a direct tie to the subject properties from the Survey Control Network. As
currently shown, missing information prevents said tie from happening.
3. The geometry will be checked when the tie is provided.
4. If a portion of "Parcel 1" does, indeed, fall within the southwest quarter of Section 17,
then the indexing information noted at the top of each drawing sheet is correct. If,
however, said parcel does not fall within Section 17, then the reference to said
section should be removed. It is difficult to determine what is correct from the
drawings.
5. Provide lot line adjustment and lot closure calculations.
6. It might be better to choose designated names for the new parcels that are
something other than modified references to the previous names. We suggest "Lot
A", "Lot B" or other.
7. We also suggest that the two parcels not a part of this lot line adjustment be given
less prominence (not shown in bold type on Sheet 3 of 3). It is noted that the
Assessor's Account Numbers for said excluded parcels were included on the Land
Use Permit Master Application. Said numbers should be removed.
8. It appears that the symbol, for what was set at the new northeasterly corner of
"ADJUSTED PARCEL 4", is not noted on the drawing (Sheet 3 of 3).
9. The references to the "year", as noted under the "APPROVALS" and "KING
COUNTY" blocks (Sheet 1 of 3) will need to be revised.

10. Note that if there are restrictive covenants, easements or agreements to others (City
of Renton, etc.) as part of this subdivision, they can be recorded concurrently with
the lot line adjustment. The lot line adjustment drawing and the associated
document(s) are to be given to the Project Manager as a package. The lot line
adjustment should have the first recording number. The recording number(s) for the
associated document(s) should be referenced on the lot line adjustment drawing.
11. No new easements are currently noted on the drawing, which makes the
"Declaration of Covenant" statement (Sheet 3 of 3) unnecessary. Please remove the
declaration from the drawing.
12. Please add an additional note on sheet 3 of 3 which states that "portions of adjusted
parcel 4 contain wetlands that may be subject to the City's Critical Areas Regulations
as well as other agency regulations, if applicable."
Once the above changes have been made, please submit two copies of the revised lot
line adjustment to me at the sixth floor counter of City Hall. The revised plans will be
routed for final review and you will be notified when it is appropriate to submit the final
mylars. If you have any questions regarding your application or the changes requested

Project Description
This project proposes to construct a new retail store located at the southeast corner of SR 515 and
Grady Way, in Renton, Washington. This project proposes to construct a one-story building with
mezzanine approximately 135,373 square feet, a remote 6-pump gas station and parking lot, to
provide parking for a total of approximately 655 stalls on the proposed site. In order to accommodate
the proposed project, a Lot Line Adjustment is needed to assemble/adjust the parcels to account for
the proposed building and parking layout.

Dear Mr. Erikson:
The City has completed the review your proposed lot line adjustment and is now ready
to sign and send the final version for recording. Please submit two sets of an original
mylar to me at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative decision
must be filed with the City of Renton Hearing Examiner by 5:00 pm, December 24,
2002.
Appeals must be filed in writing together with the required $75.00 application fee with:
Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-
110. Additional information regarding the appeal process may be obtained from the
Renton City Clerk's Office, (425) 430-6510.

Dear Mr. Erikson:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-02-
127-LLA and LND-30-0256, respectively, on the drawings in the spaces already
provided.
2. Provide a direct tie to the subject properties from the Survey Control Network. As
currently shown, missing information prevents said tie from happening.
3. The geometry will be checked when the tie is provided. 0
4. If a portion of "Parcel 1" does, indeed, fall within the southwest quarter of Section 17,
then the indexing information noted at the top of each drawing sheet is correct. If,
however, said parcel does not fall within Section 17, then the reference to said
section should be removed. It is difficult to determine what is correct from the
drawings.
5. Provide lot line adjustment and lot closure calculations.
6. It might be better to choose designated names for the new parcels that are
something other than modified references to the previous names. We suggest "Lot
A", "Lot B" or other.
7. We also suggest that the two parcels not a part of this lot line adjustment be given
less prominence (not shown in bold type on Sheet 3 of 3). It is noted that the
Assessor's Account Numbers for said excluded parcels were included on the Land
Use Permit Master Application. Said numbers should be removed.
8. It appears that the symbol, for what was set at the new northeasterly corner of
"ADJUSTED PARCEL 4", is not noted on the drawing (Sheet 3 of 3).
9. The references to the "year", as noted under the "APPROVALS" and "KING
COUNTY" blocks (Sheet 1 of 3) will need to be revised.

of Renton, etc.) as part of this subdivision, they can be recorded concurrently with
the lot line adjustment. The lot line adjustment drawing and the associated
document(s) are to be given to the Project Manager as a package. The lot line
adjustment should have the first recording number. The recording number(s) for the
associated document(s) should be referenced on the lot line adjustment drawing.
11. No new easements are currently noted on the drawing, which makes the
"Declaration of Covenant" statement (Sheet 3 of 3) unnecessary. Please remove the
declaration from the drawing.
12. Please add an additional note on sheet 3 of 3 which states that "portions of adjusted
parcel 4 contain wetlands that may be subject to the City's Critical Areas Regulations
as well as other agency regulations, if applicable."
Once the above changes have been made, please submit two copies of the revised lot
line adjustment to me at the sixth floor counter of City Hall. The revised plans will be
routed for final review and you will be notified when it is appropriate to submit the final
mylars. If you have any questions regarding your application or the changes requested

Project Description
This project proposes to construct a new retail store located at the southeast corner of SR 515 and
Grady Way, in Renton, Washington. This project proposes to construct a one-story building with
mezzanine approximately 135,373 square feet, a remote 6-pump gas station and parking lot, to
provide parking for a total of approximately 655 stalls on the proposed site. In order to accommodate
