1.Can permits for demolition, early grading, and/or building foundations be obtained prior to Conditional Use Permit, Master Site Plan, and/or Site Plan Review approvals? Not without
the planning director’s approval.
2.Can Building Permit(s), Civil Construction Permit(s), and other construction permits be submitted for review when the Conditional Use Permit, Master Site Plan, and/or Site Plan Review
is still in review? Sound Transit understands that construction permits cannot be issued until Conditional Use Permit, Master Site Plan, and/or Site Plan Review is approved. Regarding
building permits, not without the planning director’s approval.
3.What construction permits are applicable for the project? The question is unclear. If the question is about building permits, building, mechanical, electrical, plumbing and grading
permits may be required.
4.What is the estimated turnaround time for construction permit applications from submittal to approval (or if not possible to estimate, turnaround time for comments)? Building and
structural first reviews typically take 2 to 4 weeks. Re-reviews typically take 1 to 2 weeks. Keep in mind that comments are only released when all departments have completed their
reviews, and some departments can take longer than the building department.
5.What is the City’s experience in permitting design-build projects? Our experience with design-build projects is that they typically take longer to review due to lack of information
on submitted plans. For example, the designer of the building may not care about the energy code and omit that information from the plans. When we review plans, we expect all code
provisions to be covered in the plans submitted.
6.What type of information is needed for the City to calculate permit fees? The value of the work being done.
7.Are there any anticipated updates to the current fee schedule? There may slight adjustment in permit fees in an effort to keep pace with the economy.
