The City Center Sign Regulations permit the applicant's business both an awning sign and a wall sign for the eastern building facade fronting on Main Avenue South. The applicant already has an awning sign on the Main Avenue frontage and does not need a wall sign on this façade as well. Instead, the applicant has requested that the permitted 75-square foot wall sign for this business frontage be transferred to the building's northern façade in lieu of the 25 square foot secondary sign permitted on facades without street frontage, PROJECT LOCATION: 221 Main Avenue South BASIS FOR MODIFICATION: The Development Services Director finds that the proposed sign is intended to accomplish one of the following purposes: Respond to the needs of the public in locating a business establishment; or Assist business in contributing to the economic well-being of the community; or Install a sign that is considered to be historic or of historic value by the advertising industry or a recognized historic preservation organization, • provided that such entity was not involved in the use, design or production of the proposed sign; or Result in a reduction of signs on a site; or Result in a reduction in the number of freestanding or ground signs otherwise allowed; or Result in a coordinated sign plan for a multi-tenant building or multiple building complex. Page 1 of 2 • In addition the Development Services Director finds that the proposed sign meets all of / the following criteria: The modification will not create a significant adverse impact to other property or improvements in the immediate vicinity of the subject property; and The modification will not increase the number of signs allowed by this Chapter or allow a type of sign which is prohibited by this Chapter in subsection C of this Section; and >/ The modification will not increase the allowed height or area of any wall, projecting, awning/canopy/marquee/traditional marquee, or secondary sign by more than twenty five percent (25%); and The modification will not increase the allowed height or area of any freestanding or ground sign; and The modification does not create a public safety hazard. DECISION: A modification of the City Center Sign Regulations to allow a 75-square foot paited wall sign (as depicted on the attached plans) to be located on the northern building façade is hereby granted.
