HomeMy WebLinkAboutJ_Modification Letter_20211019_v1 Interlaken Engineering and Design, PLLC 7001 Seaview Ave NW, Suite 160-388 Seattle, WA 98117 | (206) 470-9572 City of Renton Modification Request New Single-Family Residence – 14034 SE 159th Place Project Narrative The project is located in Renton on a 9,991 sf (0.229 acre) lot zoned R-4 (Parcel No. 510445-0950) on the north side of SE 159th Place near NE 158th St. The lot is presently vacant and lightly treed. The lot slopes, sometimes steeply, from south to north, losing approximately 30’ between the southern and northern property lines. A new single-family residence is proposed for the central portion of the site. Access will be provided by a new driveway entering the site from the north. Frontage improvements are required as a part of the proposed project. Justification for Modification Request A modification to Code Section 4-6-060 for collector arterial streets is being requested with a fee-in-lieu of installing the modified frontage. a. The modification substantially meets the policy directives and objectives of the current City’s Comprehensive Plan. The existing sidewalk along the lot frontage meets ADA requirements to the maximum extent feasible, and is consistent with existing sidewalks throughout the neighborhood. b. The modification will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements. The proposed frontage will be consistent with existing sidewalks throughout the neighborhood and minimizes additional construction waste. c. The modification will not be injurious to other properties in the vicinity. d. The modification conforms to the intent and purpose of the code. e. The modification will be consistent with the remainder of street frontages on this portion of SE 159th Pl. f. The modification will not create adverse impacts on other properties in the vicinity.
