Built in 1942, North Highlands was built as a Community Center for the City of Renton. Located in 3000 NE 16th Street, it is a one-story building that is divided into Building A and Building B. The total area is 8,626 sq.ft, and Bezos Academy will take 4,603 sq.ft of Building A, while the remaining of Building A and entire Building B is not in our scope of work. There will be no work done on the exterior and in the landscape. The building had renovation work completed in 1997 on the mechanical system, and some upgrades to finishes. The site is zoned as R-14, current use of this community center is for art gallery, museum, and social services, with the adjacent properties zone for residential use. There are no special site features such as wetlands, steep slopes, or other bodies of water on site, and all existing trees will remain. There is existing access to adjacent playground and park from the classrooms, and adequate parking for drop off. The proposed interior renovation works are the following: for the existing lobby area, we are proposing to remove existing drinking fountain and to add a bottle filler/drinking and a hand sink. For the existing restroom area, we are proposing to make them into toilet rooms for children. These will include adjusting existing water closets, lavatories, urinals to child height, new partitions, new countertops, new floor and paint on walls and ceiling. In the existing janitor/storage room, we are proposing to add a new mop sink at the existing faucet, and to add new plumbing and electrical for a new stack washer/dryer. In the kitchen area, we will be adding new appliances and new sinks. Other proposed work includes adding an interior partition to make space for a staff lounge and an office, removing existing window and infilling with new door to make a second egress for the multi-purpose room, and providing custom casework at existing radiators in the classroom. We will have new finishes in the admin areas and classrooms. We will be turning the existing storage room into a third classroom, and adding tow new restrooms, one for children’s use, and one for adult use. The total estimated construction cost is $601,701, including all the interior improvements, electrical and mechanical upgrades. Thank you for your time.
