The City has finished reviewing your proposed lot line adjustment and is now ready to
approve and send the final version for recording. Please submit the original signed mylar
and a check for$12.45 made out to CD&L to me at the sixth floor counter of City Hall.
Please verify that the mylar has been signed by all owners of record and that the mylar has
been notarized with an ink stamp(not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Comments for the Applicant:
Note the following addresses on the drawing: Lot"A"— 1095 Lake Washington Blvd N., Lot"B"—
1101 Lake Washington Blvd N. and Lot"C"— 1301 Lake Washington Blvd N.
See the attachment for the highlighted bearing(N 50°51' 48"E) which is inconsistent with the
bearing shown(N 50°41' 48"E)in the drawing of Parcel "D"in City of Renton Lot Line Adjustment
No. 88-004, as recorded under King County Rec. No. 8808309006. The bearing in the legal
description of said Parcel D in said LLA No. 88-004(which matches the highlighted bearing in the
attachment) is not correct.
The legal descriptions for both"OLD PARCEL B" and"OLD PARCEL C" should include a
reference to Government Lot 2 of Section 8-23-5. Both parcels fall within this government lot, as well
as in Government Lot 1.
To be consistent with the other two"OLD"legal description titles,the heading for"OLD LOT A"
should be changed to"OLD PARCEL A."

The City of Renton has reviewed your revised lot line adjustment. The following changes
will be necessary in order for us to approve your proposal:
1. Note the following addresses on the drawing: Lot "A" - 1095 Lake Washington Blvd.
N., Lot "B" 1101 Lake Washington Blvd. N. and Lot "C" - 1301 Lake Washington
Blvd. N.
2. See the attachment for the highlighted bearing (N 50 51' 48" E) which is
inconsistent with the bearing shown (N 50 51' 48" E) in the drawing of Parcel "D" in
City of Renton Lot Line Adjustment No. 88-004, as recorded under King County Rec.

Dear Mr. Erikson:
The City of Renton has reviewed your proposed lot line adjustment. Please make the
following changes so that we may approve your proposal:
1. Please show the ingress, egress and utilities easements for Lots A & C on the plan.
2. Note the City's land use action number (LUA-98-176-LLA) and the City's land record
number (LND-30-0178) on the drawing in the spaces provided. This comment applies to
both sheets.
3. Note discrepancies between bearings and distances of record and those measured or
calculated, if any.
4. Indicate what is to be set at the corners of the proposed lots.
5. Note if the adjoining properties are platted (give plat name and lot number) or unplatted.
6. Addresses for the proposed lots will be provided by the City when available. The
addresses need to be noted on the drawing.
7. Provide a signature line (at the end of the Declaration block ) for the applicant to sign on
(Sheet 2 of 2). This same comment applies to other individuals who also are required to
sign the lot line adjustment document.
8. There is a new easement shown for ingress, egress and utilities. Is this easement
private or public?
9. If this is a private easement, reword the reference to said easement on Sheet 1 of 2
to state; "New area for private ingress, egress and utilities easement." Also, include
the following Declaration of Covenant language on the face of the subject drawing:

the benefit to accrue from this subdivision, by signing hereon covenants and
agrees to convey the beneficial interest in the new easements shown on this
lot line adjustment to any and all future purchasers of the lots, or of any
subdivisions thereof. This covenant shall run with the land as shown on this
lot line adjustment.
10. Note that if there are restrictive covenants, agreements or easements (to the City of
Renton or other third party), they can be recorded concurrently with the lot line
adjustment. For easements, indicate on the drawing to whom the easement is
granted. the lot line adjustment drawing and the associated document(s) are to be
given to the City Clerk's office as a package. The lot line adjustment should have
the first recording number. The recording number(s) for the associated document(s)
should be referenced on the lot line adjustment in the appropriate location(s).
11. All three existing ("Old") legal descriptions should make reference to Government Lot
