The City of Renton has approved the above referenced lot line adjustment and has forwarded the
final mylar to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership of
property. If necessary, prepare and record a deed transferring ownership of the portion of land
depicted in the lot line adjustment map. We recommend that the legal description for this
document be prepared by a surveyor. It is the applicant's responsibility to ensure this document is
properly prepared and recorded with the County.

I am sending this letter to request a written update on the status of the above referenced
project.
Our records indicate there has been no correspondence or activity related to the project
in over 9 months. Because our storage space for active files is limited, we will need to
close your application as inactive if we do not receive a written update by March 14,
2000. If you are still waiting to demolish the shed, as required as a condition of the lot
line adjustment approval, please indicate the estimated date of completion in your letter.
We look forward to working with you in order to complete and record this lot line

Dear Ms. Montemayor:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording subject to the following conditions:
• The applicant shall obtain a permit and receive final approval for the demolition of the shed.
• In addition, please amend the note on the lot line adjustment plan to say "shed to be
removed."
Once the above changes have been made, please submit the original signed mylar and a check
for$12.45 made out to CD&L to me at the sixth floor counter of City Hall.
Please verify that the mylar has been signed by all owners of record and that the mylar has been
notarized with an ink stamp(not embossed). The ink stamp must be legible so that King
County will promptly record the lot line adjustment.

Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Comments for the Applicant:
Remove the approval blocks for the City of Renton Finance Director and the King County Finance
Division(Sheet 1 of 3). In our review comments, dated January 7, 1999, we noted that the only
approvals needed were the City of Renton Administrator, Planning/Building/Public Works and the
King County Dept. of Assessments.
See the attachments for what was intended by our previous comment regarding the naming of the
parcels as "Lot 1" and"Lot 2." We meant for the existing parcels to remain as "Parcel A" and
"Parcel B" and the new configurations to be named as "Lot 1" and"Lot 2", so that the properties
could unambiguously be described as"Lots"of the lot line adjustment. Both of these designations
need to be noted on the drawing.
Note the plat name on the drawing sheet(Sheet 3 of 3). This is in addition to the block and lot
numbers that are currently shown.
The address for proposed"Lot 2" (Parcel B)is 1510 S. 29th Street. Note this address on the drawing.

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Comments for the Applicant:
Note the City of Renton land use action number (LUA-98-182-LLA) and the city's land record
number (LND-30-0182) on the drawing,preferably in the upper right-hand corner of the drawing
sheets. The type size used for the land record number should be smaller than that used for the land
use action number.
The Master Application erroneously notes one of the King County Assessor's Account Numbers as
008700-0066-08. The correct number is 008700-0065-08.
The range(Range 3 E.)noted at the top of Sheet 1 of 3 is incorrect.
. The only approval and signature needed for the City of Renton is the Administrator,
Planning/Building/Public Works. Remove the approval blocks for the Mayor and City Clerk. In
addition, the only King County approval needed is the Assessor's Office.
Change the year (1998)to 1999 under the notary's "ACKNOWLEDGEMENT."
The existing legal descriptions for both Parcel A and Parcel B are incorrect(a bearing and distance is
missing after reaching the northwest corner of the subject property). The City of Renton no longer
requires "NEW"legal descriptions for new parcels;therefore,these new legals were not reviewed.
Add"Lot 1" and"Lot 2"to the drawing of Parcel A and Parcel B respectively. By doing so,the
properties can unambiguously be described as Lots of the lot line adjustment.
The new address for Parcel B will be made available by the City of Renton as soon as possible.
Note the plat name, in addition to the block and lot numbers on the drawing(sheet 3 of 3).

The square footage of the existing structures should be noted on the drawing.
Is the structure noted as the"SHED", which is shown straddling the new lot line,to be demolished? If
so, note that fact on the drawing.
Note that//there are restrictive covenants, agreements or easements to others (City of Renton, etc.) as
part of this subdivision,they can be recorded concurrently with the lot line adjustment. The lot line
adjustment document and the associated document(s) are to be given to the City Clerk's office as a
package. The lot line adjustment shall have the first recording number. The recording number(s) for
the associated document(s) will be referenced on the lot line adjustment in the appropriate locations(s).
If new easements are shown for the benefit of future owners of the proposed lots,then include the
following statement,juxtaposed to the subject easement(s) "Area for private easement for(water,
sewer stub, gas, access, etc.)." Since the new lot created via this lot line adjustment are under
common ownership at the time of recording, there can be no easements until such time as ownership of
one of the lots is conveyed to others,together with and/or subject to specific easement rights.
Also, add the following Declaration of Covenant language on the face of the subject drawing, if the
previous paragraph applies.
DECLARATION OF COVENANT:
The owner of the land embraced within this lot line adjustment, in return for the
benefit to accrue from this subdivision, by signing hereon covenants and agrees
to convey the beneficial interest in the new easements shown on this lot line
adjustment to any and all future purchasers of the lots, or of any subdivisions
thereof This covenant shall run with the land as shown on this lot line
adjustment.

13. Note that if there are restrictive covenants, agreements or easements to others (City
of Renton, etc.) as part of this subdivision, they can be recorded concurrently with
the lot line adjustment. The lot line adjustment document and the associated
document(s) are to be given to the City Clerk's office as a package. The lot line
adjustment shall have the first recording number. The recording number(s) for the
associated document(s) will be referenced on the lot line adjustment in the
appropriate location(s).
14. If new easements are shown for the benefit of future owners of the proposed lots,
then include the following statement juxtaposed to the subject easements) "Area for
private easement for (water, sewer stub, gas, access, etc.)." Since the new lot
created via this lot line adjustment are under common ownership at the time of
recording, there can be no easements until such time as ownership of one of the lots
is conveyed to others, together with and/or subject to specific easement rights.
15. Also, add the following Declaration of Covenant language on the face of the subject
drawing, if the previous paragraph applies.
DECLARATION OF COVENANT:
The owner of the land embraced within this lot line adjustment, in return for the
benefit to accrue from this subdivision, by signing hereon covenants and agrees to
convey the beneficial interest in the new easements shown on this lot line
adjustment to any and all future purchasers of the lots, or of any subdivisions
thereof. This covenant shall run with the land as shown on this lot line adjustment.
