LANDSCAPE NOTES
GENERAL
1. ALL WORK SHALL BE DONE AS SHOWN IN THE DRAWINGS AND IN CONFORMANCE
WITH THE PUGET SOUND ENERGY (PSE) GENERAL PROVISIONS AND STANDARD
LANDSCAPE SPECIFICATIONS FOR THIS PROJECT. THE DRAWINGS SHALL TAKE
PRECEDENCE OVER THE SPECIFICATIONS SHOULD THEY CONFLICT.
SITE PREPARA77ON
1. INSTALL TEMPORARY EROSION AND SEDIMENT CONTROLS IN CONFORMANCE WITH
THE PROJECTS STORMWATER POLLUTION PREVENTION PLAN.
2. A PRECONSTRUCTION MEETING BETWEEN THE OWNER'S REPRESENTATIVE AND
CONTRACTOR SHALL OCCUR PRIOR TO CONSTRUCTION.
3. ALL EXISTING UNDERGROUND POWER LINES SHALL BE LOCATED AND FLAGGED BY
CONTRACTOR PRIOR TO ANY EARTH WORK IN THE PLANTING AREAS.
4. CLEAR AND GRUB EXISTING VEGETATION IN AREAS TO BE PLANTED WHERE SHOWN
ON THE PLAN.
5. GRUB TO A DEPTH SUFFICIENT TO REMOVE ALL LARGE ROOTS, ROOT CROWNS, AND
OTHER VEGETATIVE MATERIAL. ALL VEGETATIVE MATERIAL SHALL BE REMOVED FROM
SITE. MANUALLY CLEAR AND GRUB ONLY AROUND TREES TO REMAIN IN ORDER TO
MINIMIZE DAMAGE TO ROOT SYSTEM. PSE REPRESENTATIVE SHALL APPROVE METHOD.
6. WHERE SHOWN ON THE PLANS, PLANTING BEDS SHALL BE AMENDED WITH 6" OF
D TOPSOIL TILLED INTO 6" OF EXISTING SOIL TO FINISHED GRADE. SOIL AMENDMENT
SHALL BE 3—WAY MIX TOPSOIL CONSISTING OF 607 TOPSOIL, 20% SANDY LOAM AND
20% COMPOST BY VOLUME PASSING A 1/2" SCREEN. (TOPSOILS NORTHWEST OR
APPROVED EQUAL). REMOVE EXCESS EXISTING SOIL AND ALL ROCKS OR ANY OTHER
MATERIAL GREATER THAN 2" (IN ANY DIMENSION) AND DISPOSE OFF —SITE. COMPACT
BETWEEN 75% AND 807m OWNER'S REPRESENTATIVE SHALL APPROVE PRIOR TO PLANT
INSTALLATION.

7. RAKE PLANTING BED AREAS TO A SMOOTH, UNIFORM SURFACE

1. ALL PLANT MATERIALS SHALL CONFORM TO THE AMERICAN NURSERY LANDSCAPE
ASSOCIATION (ANLA) STANDARDS FOR NURSERY STOCK (ANSI Z 60.1-2004) FOR
GRADE AND SIZE UNLESS NOTED OTHERWISE ON PLAN.
2. SUBSTITUTIONS SHALL BE AUTHORIZED BY THE OWNER'S REPRESENTATIVE. IF
PLANTS ARE NOT AVAILABLE, SUBMIT SUBSTITUTIONS TO OWNER'S REPRESENTATIVE
FOR APPROVAL.
3. PLANT MATERIALS SHALL BE INSPECTED AT THE NURSERY, OR PROJECT SITE, BY
THE OWNER'S REPRESENTATIVE PRIOR TO INSTALLATION. INSPECTION MAY INCLUDE,
BUT NOT LIMITED TO, APPROPRIATE NUMBER OF TRUNKS FOR THE SPECIES; CROWN;
HEALTH AND VIGOR; ROOT STRUCTURE AND VIGOR.
4. IN THE EVENT OF VARIATION BETWEEN THE PLANT SCHEDULE AND THE NUMBER
OF PLANTS SHOWN ON THE PLANS, THE PLANS SHALL CONTROL.
S. THE CONTRACTOR SHALL VERIFY THAT PLANT INSTALLATION CONDITIONS ARE
SUITABLE WITHIN PLANTING AREAS. THE CONTRACTOR SHALL NOTIFY THE OWNER'S
REPRESENTATIVE OF ANY UNSATISFACTORY CONDITIONS AND ADDRESS THEM PRIOR
TO START OF PLANTING. BEGINNING OF WORK CONSTITUTES VERIFICATION THAT
CONDITIONS ARE SATISFACTORY.
6. THE CONTRACTOR SHALL PROVIDE LANDSCAPE AS —BUILT DRAWING MARKUPS
LEGIBLY MARKED TO RECORD ACTUAL INSTALLATION. DRAWINGS SHALL INDICATE
PLANT LOCATIONS REFERENCED TO PROJECT IMPROVEMENTS. IDENTIFY FIELD
CHANGES AUTHORIZED BY OWNER'S REPRESENTATIVE. LANDSCAPE DRAWING SHALL BE
SUBMITTED TO OWNER'S REPRESENTATIVE AT SUBSTANTIAL COMPLETION WALK
THROUGH.
PLANTING /NSTALLAAON
1. OWNER'S REPRESENTATIVE SHALL APPROVE THE METHOD AND LAYOUT OF
PLANTING IN THE PLANTING AREAS PRIOR TO PLANT INSTALLATION.
2. ALL TREES AND SHRUBS IN THE PLANTING AREAS SHALL BE INSTALLED PER THE
PLANS AND AS SHOWN IN THE PLANTING DETAILS.
3. ADD GRANULAR 14—MONTH SLOW RELEASE, HIGH NITROGEN FERTILIZER (OSMOCOTE
14-14-14 OR APPROVED EQUAL) TO SHRUB AND TREE PITS PRIOR TO BACKFILL.
APPLY PER MANUFACTURER'S WRITTEN INSTRUCTIONS.
4. APPLY PRE —EMERGENT HERBICIDE (SNAPSHOT OR APPROVED EQUIVALENT) TO ALL
NON —WETLAND BUFFER PLANTING BEDS PER MANUFACTURER'S WRITTEN
INSTRUCTIONS FOR WEED CONTROL. PRIOR TO BARK MULCH APPLICATION.
5. DRESS ALL PLANTING AREAS UNIFORMLY WITH 3" OF MEDIUM BARK MULCH AS
SHOWN AND THE PLAN. SUBMIT SAMPLE TO OWNER'S REPRESENTATIVE FOR
APPROVAL. BARK MULCH SHALL BE DERIVED FROM DOUGLAS FIR, PINE, OR HEMLOCK,
MEETING THE FOLLOWING LOOSE VOLUME GRADATION.

6. AN AUTOMATIC WATER —EFFICIENT IRRIGATION SYSTEM SHALL BE INSTALLED PER
THE IRRIGATION PLAN.
WARRANTY
1. THE CONTRACTOR SHALL WARRANT ALL MATERIALS AND WORKMANSHIP FOR A
PERIOD OF ONE YEAR FROM FINAL ACCEPTANCE. THE CONTRACTOR IS RESPONSIBLE
FOR ALL PLANTS AND MATERIALS DURING INSTALLATION AND THE WARRANTY PERIOD.
2. CONTRACTOR SHALL WARRANT ALL PLANT MATERIALS TO REMAIN ALIVE AND
HEALTHY DURING THIS PERIOD. THE CONTRACTOR SHALL REPLACE ALL DEAD OR
UNHEALTHY PLANTS, PER PLANS AND AS IDENTIFIED BY THE OWNER'S
REPRESENTATIVE DURING THE ONE YEAR WARRANTY INSPECTION.
3. CONTRACTOR SHALL SCHEDULE FINAL WARRANTY INSPECTION WITH OWNER'S
REPRESENTATIVE WITHIN ONE MONTH PRIOR TO END OF WARRANTY PERIOD.
MAINTENANCE
1. THE CONTRACTOR WILL BE RESPONSIBLE FOR LANDSCAPE MAINTENANCE FROM
FINAL ACCEPTANCE THROUGH THE WARRANTY PERIOD. MAINTENANCE SHALL OCCUR
AS FOLLOWS:
NOVEMBER — FEBRUARY = ONE VISIT PER MONTH;
MARCH — MAY = TWO VISITS PER MONTH;
JUNE — AUGUST = WEEKLY;
SEPTEMBER — OCTOBER = TWO VISITS PER MONTH.
2. MAINTENANCE WILL OCCUR IN ALL AREAS BETWEEN THE PROPERTY BOUNDARY
AND THE SUBSTATION FENCE. MAINTENANCE WILL INCLUDE: LITTER PICK UP,
FERTILIZER, WEEDING, SPRAYING, RE —SETTLING, AND STAKING OF UNSTABLE PLANTS
INCLUDING PLANTS THAT HAVE BEEN BLOWN OVER, AND OTHER MAINTENANCE
NECESSARY TO ASSURE HEALTHY PLANT GROWTH THROUGHOUT THE WARRANTY
PERIOD.
3. ALL PLANT MATERIALS SHALL BE IRRIGATED BY THE CONTRACTOR THOROUGHLY
WHEN PLANTED AND UNTIL FINAL ACCEPTANCE. THE OWNER WILL BE RESPONSIBLE
THEREAFTER. ALL PLANTS SHALL RECEIVE AT LEAST ONE INCH OF WATER PER WEEK
DURING THE FIRST GROWING SEASON (MAY 15 TO OCTOBER 15).
