LUA 19-000091 / PR19-000179 Our Job No. 21679 Dear Jill, On behalf of the property owner, Kim Greer, we are requesting a one-year extension for Sumpter Short Plat per RMC 4-7-070.M: One single-year extension may be granted to an applicant who files a written request with the Administrator at least thirty (30) days before the expiration of preliminary short plat approval, provided the Administrator finds that the applicant has obtained issuance of a construction permit and has made sustained progress towards final construction, engineering, and surveying necessary to record a final plat. The need for an extension is due to unforeseeable limitations caused by the COVID-19 pandemic and a change in ownership of the property after preliminary short plat approval. This extension request is being provided at least 30 days before the short plat expiration date (January 1, 2022, due to the holiday January 2, 2022). Upon construction permit issuance and approval of this extension, the property will be purchased by MainVue Homes WA and they will complete the construction and the final short plat in 2022 so it can record ahead of the new extended deadline of January 2, 2023. MainVue Homes WA also intends to construct the future homes on the lots. The applicant and consultant team have done everything possible to obtain approvals and start construction prior to the 30-day extension deadline, as noted below. In good faith, we request that the city of Renton acknowledge that granting a one-year extension at this time will ensure completion of the project and recordation of the final plat within the new legal deadline of January 2, 2023. The following required permitting elements required for approval of the one-year extension have all been completed and copies are enclosed: · NPDES Permit issued October 20, 2021 · King County Water District 90 Water System Design Plans approved November 1, 2021 · City of Renton Retaining Wall Permit approved November 2, 2021 · City of Renton Construction Engineering Plans File No. C2100180 approved November 8, 2021 · City of Renton Demolition Permits approved November 9, 2021 · Forest Practices Application approved November 10, 2021 · King County Right-of-Way Use Permit approved November 30, 2021 · Preconstruction Meeting requested by email November 22, 2021; pending meeting date · City of Renton Fees for permit C2100180 paid November 24, 2021 ; pending Jill Ding City of Renton -2- November 30, 2021 · Performance Bond to City of Renton submitted November 24, 2021 The following plat construction is ready to start (RINO Construction) at the completion of the preconstruction meeting: · Installation of TESC measures – silt fencing and construction access road · Demolition of structures The following survey elements related to the final short plat have been completed: · Boundary survey Please approve this extension request for one year to allow the short plat construction and final short plat process to occur per the current approval and conditions.
