1. THE BEARINGS SHOWN HEREON REFER TO NAD 1983/91 AND ARE BASED ON CITY
OF RENTON CONTROL POINTS 60 AND 418.
2. ALL TITLE INFORMATION SHOWN ON THIS MAP HAS BEEN EXTRACTED FROM FIDELITY NATIONAL TITLE
INSURANCE COMPANY OF WASHINGTON COMMITMENT NO. 0171991. IN PREPARING THIS MAP,
BARGHAUSEN CONSULTING ENGINEERS, INC. HAS CONDUCTED NO INDEPENDENT TITLE SEARCH NOR IS
BARGHAUSEN CONSULTING ENGINEERS, INC. AWARE OF ANY TITLE ISSUES AFFECTING THE SURVEYED

3. ALL DISTANCES ARE IN FEET (U.S. SURVEY FEET).
4. THIS IS A FIELD TRAVERSE SURVEY. A SOKKIA 5` ELECTRONIC TOTAL STATION WAS USED TO
MEASURE THE ANGULAR AND DISTANCE RELATIONSHIPS BETWEEN THE CONTROLLING
MONUMENTATION AS SHOWN. CLOSURE RATIOS OF THE TRAVERSE MET OR EXCEEDED THOSE
SPECIFIED IN WAC 332-130-090. DISTANCE MEASURING EQUIPMENT HAS BEEN
CALIBRATED AT AN N.G.S. BASELINE WITHIN ONE YEAR OF THE DATE OF THIS SURVEY.
5. THE PROPERTY HEREIN SURVEYED ABUTTING J. F. BENSON ROAD IS SUBJECT
TO THE RIGHT TO MAKE NECESSARY SLOPES FOR CUTS AND FILLS AS GRANTED
TO KING COUNTY BY DEED RECORDED UNDER RECORDING NO. 2827715. THERE
WAS NO SPECIFIC ROUTE OR LOCATION WHERE THESE SLOPE RIGHTS WERE TO
AFFECT THE PROPERTY WITHIN THE RECORDED INSTRUMENT AND THEREFORE
CONSTITUTES AN UNPLOTTABLE BLANKET EASEMENT. THE ONLY EVIDENCE FOUND
FOR THE LOCATION OF J. F. BENSON ROAD WAS THE KING COUNTY SURVEYOR'S
FIELD NOTES FROM 1924 WHEN THE ROAD WAS LAID OUT FOR SURVEY NO. 1009-D.
THOSE NOTES STATED THAT BRASS PLUGS WERE SET IN THE CONCRETE ROAD
SURFACE (PRESUMABLY AFTER THE ROAD CONSTRUCTION). TWO OF THESE PLUGS
WERE FOUND DURING OUR FIELD SURVEY, ONE AT STATION 20+42.12 AND ONE AT
STATION 35+90.00, THE FIELD POSITIONS WERE WITHIN 0.3 FEET OF THEIR
THEORETICAL COMPUTED POSITIONS FROM THE 1924 FIELD NOTES. THESE
MONUMENTS WERE USED TO ESTABLISH THE ROAD RIGHT-OF-WAY OF 30 FEET
ON EACH SIDE OF THE CENTERLINE. IN SEPTEMBER 1957, THE RIGHT-OF-WAY
PLANS FOR SR-405 WERE APPROVED. IN THE VICINITY OF WHERE THE EXISTING
PAVING FOR BENSON ROAD ENCROACHES THE MOST ONTO THE PROPERTY HEREIN
SURVEYED, THE RIGHT-OF-WAY FOR THE NEW INTERSTATE WAS TO MATCH THE
EASTERLY RIGHT-OF-WAY OF THE BENSON ROAD. FIELD INSPECTION SHOWS THAT
THE TOE OF THE SLOPE FOR THE FILL FOR SR-405 IS WITHIN 2 FEET OF THE
WESTERLY EDGE OF THE OLD CONCRETE SURFACE OF THE BENSON ROAD. IT MAY
BE THAT DURING THE CONSTRUCTION OF SR-405, IT WAS DETERMINED THAT THE
TOE OF THE FILL WAS TOO CLOSE TO THE TRAVELED WAY OF BENSON ROAD AND
THAT THE ROAD WAS REALIGNED TO ITS PRESENT POSITION FOR THAT SAFETY
CONCERN. APPARENTLY, NO ADDITIONAL RIGHTS WERE ACQUIRED FROM PUGET
SOUND POWER & LIGHT COMPANY FOR THE CONSTRUCTED ROAD REALIGNMENT.
