I apologize for the delay in responding, however we had been working with the applicant to revise their plans to comply with City requirements. You have been added as a party of record for this project, as a party of record you will receive copies of City correspondence and any decisions issued on this project. I have included your comments in the official file for consideration by the decision maker. Your comments included concerns with regards to access, drainage, and Home Owner’s Association (HOA) membership: 1. The short plat improvements would be reviewed by a City engineer for compliance with the City of Renton Surface Water Design Manual for drainage improvements required as part of the proposed development. 2. NE 6th Street is a public street owned and maintained by the City of Renton, access of the NE 6th Street would be reviewed by our Transportation Department for compliance with City street standards, which include the construction of frontage improvements (curb and gutter, street tree planting strip, and sidewalk improvements) as well as driveway requirements (including site distance and property line setback requirements). 3. You also expressed concerns with regards to the proposed lots not being included within your Home Owner’s Association. As the existing lot is located outside of the existing Home Owner’s Association, they would not be required to join your HOA, however they would not entitled to utilize any common, private improvements that are owned and maintained by your HOA.
