Close, Senior Planner Department of Community and Economic Development City of Renton 1055 S Grady Way Renton, WA 98057 RE: Letter of Understanding Geologic Risk – Kennydale Gateway Development, 4350 Lake Washington Boulevard (the “Property”) Dear Clark, Based on the GIS mapping of critical areas within the City of Renton, and as validated by the Geotechnical Engineering Design Study for the Pan Abode Redevelopment Site prepared by Hart Crowser, Inc. and dated May 20, 2021, the Property contains a “High Seismic” Geologically Hazardous Critical Area due to the presence of soils that may liquefy during an earthquake. We are providing this letter in response to the High Seismic designation per your request and the City’s application requirements for Master Plan and Site Plan review. As the owner, Kennydale Gateway LLC acknowledges that the Property contains a High Seismic hazard for soil liquefaction as described in RMC 4-3-050.G.5.d, and that the Property is subject to the provisions of RMC 4-3-050 related to Geologically Hazardous Critical Areas. Kennydale Gateway LLC further understands and acknowledges that there are unique risks associated with development of the Property based on the High Seismic designation. The proposed development on the Property is being designed and engineered in light of these risks and in compliance with the requirements of the 2018 International Building Code and the City’s other applicable regulations, but Kennydale Gateway LLC acknowledges and accepts that all risks cannot be eliminated. Kennydale Gateway LLC agrees to inform all subsequent owners, successors, and assigns with an interest in the Property, and any prospective purchasers of an interest in the Property that (a) it contains a High Seismic Geologically Hazardous Critical Area, and (b) there are risks associated with the Property and development thereon based on that designation.
