Trip Generation Comparison Analysis

INTRODUCTION
This Report has been prepared to evaluate the traffic impact of the proposed Home
Depot project located at 901 S Grady Way, King County, WA. It will compare the trip
generation of the proposed Home Depot development to the existing development.
All of the trip generation information was obtained from the Institute of Transportation
Engineers (ITE) Trip Generation, Ninth Edition.
EXISTING CONDITIONS
The subject property is currently a Sam’s Club building structure of approximately
135,495 SF. Sam’s Club falls under ITE Land Use Code 813 for Free Standing Discount
Superstores.
The PM peak hour trips based on the square footage and land use of the existing
building are 589 total trips. The breakdown of these trips are from the ITE and are
summarized as follows:
PROPOSED CONDITIONS
The proposed development is a Home Depot building structure of approximately
137,983 SF. The Home Depot falls under ITE Land Use Code 862 for Home Improvement
Superstores.
The PM peak hour trips based on the square footage and land use of the existing
building are 322 total trips. The breakdown of these trips are from the ITE and are
summarized as follows:
CONCLUSION
Based on the ITE’s peak PM trips of 589 for the existing development vs. 322 for the
proposed Home Depot development, there will be a significant reduction in peak
trips for the proposed project. There is also a reduction in overall daily trips: 6,877 for
existing development vs. 4,242 for proposed. Therefore, there will be no impact to
the existing traffic conditions at this site and the proposed Home Depot project
should not be responsible for additional traffic impact fees.
