DECISION:
Staff partially agrees with the applicant’s justification for Modification of Residential Design Requirements (RMC
4-2-115.E.3). The proposal partially satisfies the criteria listed in RMC 4-2-115.A.2 for approval of residential
design modifications. Therefore, the SA Renton N 35th St Window and Door Trim Modification Residential
Design Modification of the residential design requirements for the proposed single-family structure, Project
Number LUA22-000026, MOD is partially approved with conditions.

Condition(s) of Approval:
1. The required three and one-half inch (3 ½”) minimum window and door detailing trim is not required
around windows or doors surrounded by panel siding or metal siding; however, the minimum three and
one-half inches (3 ½”) of architectural detailing trim is required around windows and doors surrounded by
lap siding.
This decision to approve the modification(s) will become final if not appealed in writing to the Hearing Examiner on
or before 5:00 PM on February 15, 2022. An appeal of the decision must be filed within the 14-day appeal period.
Due to the ongoing state of emergency enacted by Governor’s Proclamation 20-05, the City Clerk’s Office is working
remotely. For that reason, appeals must be submitted electronically to the City Clerk at cityclerk@rentonwa.gov or
delivered to City Hall 1st floor Lobby Hub only on Tuesdays and/or Wednesdays. The appeal fee, normally due at the
time an appeal is submitted, will be collected at a future date if your appeal is submitted electronically. Appeals to the
Hearing Examiner are governed by RMC 4-8-110 and additional information regarding the appeal process may be
obtained from the City Clerk’s Office, cityclerk@rentonwa.gov.
This decision expressly partially approves the specific request(s) to: eliminate the residential design requirement to
provide architectural detailing in the form of three and one-half inch (3 1/2") minimum trim surrounding all
windows and detailing all doors, unless the windows or doors are abutting lap siding (Exhibit 1 – Evaluation Form).
This modification request applies to modify the detailing trim at 1218 N 35th St (Exhibit 2 - Building Elevations, 3D
Views and Floor Plans). Other design elements or representations, provided within the submitted application
materials, are excluded from this approval and would be subject to the Renton Municipal Code in effect at the time
of building permit application.
