The modification is regarding the portion of the public right-of-way that extends down the steep slope area. We do not want that area improved as a through street. I received the Notice of Application on Project Name/Number PR18-000554 KP Dev Short Plat / LUA22- 000022, SHPL-A this last Saturday. The notice states Jill Ding as the planner but I included Jonathan as well since we’ve been working with him as of late on this project. I will provide comments on the application online at the address given, but I need a little clarification before I do. I don’t want to misinterpret the changes that are being requested. The questions I have are in regards to the last two sentences in the Project Description. A Modification to the City’s adopted street standards has been requested for the portion of N 38th Street to the west of the proposed private access driveway. The applicant is requesting to waive the frontage improvements along the steep slopes and to limit the frontage improvements to a sidewalk, parking area and landscaped courtyard over the proposed stormwater vault. 1. Can you please explain what the developer should be doing if he were to follow the adopted street standards, what was approved originally versus what he is asking to do now? I want to understand what the developer doesn’t want to do. 2. Can you please explain what the meaning of “frontage improvements along the steep slopes” and the specific area on a map where these frontage improvements wouldn’t be completed? 3. Has the finalized landscaping plan been review and approved? If so, can you please forward me a link? Appreciate your time in answering my questions. To provide further clarification, this application is for the extension of an existing short plat (LUA18-000683) that is currently under construction, a SEPA DNS-M was issued on June 21, 2019 and included two mitigation measures.
