To expedite your review and approval of the subject plans, below are our responses in bold, with your comments included herein for reference: 1. Response Letter, Pg 1 – Provide documentation that shows Alex Castro has authorization to sign documents. RESPONSE: Please find attached the State document showing that Castro Investments LLC is the owner of the subject parcel, and that Alex Castro is an authorized owner, see attached C_Proof_of_Ownership_211021_v1. 2. Response Letter, Pg 2 – Retained trees appear to remain in graded area, see notes on plans. RESPONSE: Retained trees have been updated on both civil and landscape plans, please see page one of P_Landscape_Planting_and_Tree_Replacement_Plan_211201_v1 3. Response Letter, Pg 2 – EVA remains within an easement on all the submitted documents. RESPONSE: EVA easement has been revised to be shown within a tract see attached revised plans page 1 of P_Civil_Plans_211227_v1, page 2 of short plat map MAP_Short_Plat_211020_v1. 4. Land Use Permit Application, Pg 2 – Provide documentation. RESPONSE: See provided Land use Application A_Land_Use_Permit_Master_Application_210925_v1. 18.00392 | Castro City of Renton Response Letter | 1.28.2022 Page 2 of 3 5. Short Plat Map, Pg 2 – This needs to be a tract not an easement. Again, the city does not allow access easements in plats. Access is provided via public street or tract. Fire access is typically 20-feet wide. Not sure why 25 is showing. RESPONSE: It has been revised, please see page 2 of the short plat map, MAP_Short_Plat_211020_v1. 6. Site Improvements, Pg 1 – This needs to be a shared driveway tract. RESPONSE: It has been updated, see page one of P_Civil_Plans_211227_v1. 7. Site Improvements, Pg 4 – This is not consistent with your tree retention plan. RESPONSE: It has been updated, see page four P_Civil_Plans_211227_v1. 8. Street Lighting requirements for the proposed development will be addressed under separate cover. RESPONSE: Understood. 9. Landscape Plans, Pg 1 – Proposed large grading slope here, how is this tree saved? RESPONSE: Tree is proposed to be removed, please see page one of P_Landscape_Planting_and_Tree_Replacement_Plan_211201_v1. 10. Landscape Plans, Pg 1 – Show your proposed grading contours. RESPONSE: Grading contours are now shown on the revised plan, please see P_Landscape_Planting_and_Tree_Replacement_Plan_211201_v1. 11. Landscape Plans, Pg 1 – This area is all graded out on your grading plan. I don’t see how these trees can be saved. RESPONSE: Both of the civil and landscaping plans have been revised to be reflective of one another, please see P_Landscape_Planting_and_Tree_Replacement_Plan_211201_v1, P_Civil_Plans_211227_v1. 18.00392 | Castro City of Renton Response Letter | 1.28.2022 Page 3 of 3 12. Project Narrative, Pg 1 – I need a complete application package as noted in the short plat submittal checklist. I don’t see an arborist report, wetland report, construction mitigation plan, Geotech, neighborhood map. Please refer to short plat submittal checklist I have provided previously. RESPONSE: We have included all of the required reports for this proposed short plat application, Arborist RS_Arborist_Report_210407_v1, Wetland, RS_Wetland_Report_190403_v1, Construction Mitigation, CM_Construction_Mitigation_Plan_210318_v1, Geotech, RS_Geotech_Report_190415_v1, Neighborhood Map, MAP_Neighborhood_Map_191023_v1. 13. Project Narrative, Pg 2 – This is inconsistent with what was provided on tree retention sheet. RESPONSE: The inconsistencies between plans have been revised and attached, PN_Project_Narrative_220121_v1, P_Landscape_Planting_and_Tree_Replacement_Plan_211201_v1. 14. Project Narrative, Pg 2 – Public sheet improvement. RESPONSE: The narrative has been revised per redlines, see attached PN_Project_Narrative_220121_v1.
