Manage CIVIL & STRUCTURAL ENGINEERING | LAND SURVEYING | PLANNING PROJECT MANAGEMENT | FEASIBILITY | PERMIT EXPEDITING RE: Castro Short Plat – Project Narrative Project Address: 12727 SE Petrovitsky Road BC Job# 18.00392 Project Name, size and location of site: Castro Short Plat 49,389 sf (1.134 ac) 12727 SE Petrovitsky Rd, Renton, WA 98058 Land use permits required for proposed project: Preliminary Short Plat Site Development Final Short Plat Zoning designation of the site and adjacent properties: Rural 4 (R4) Current use of the site and any existing improvements: Vacant Lot. Existing structure to be demolished. Special site features (i.e. wetlands, water bodies, steep slopes): Wetland 165’ southwest of site. Narrow sections of steep slopes along the west and east of the property. Please see attached Critical Area Report prepared by Sewall Wetland Consulting, Inc., dated April 3, 2019, attached RS_Wetland_Report_190403_v1. Statement addressing soil type and drainage conditions: Most of the site is covered in 8+ feet of fill and debris. Beneath this and along the east of the lot is silty fine sand or silty fine medium sand. Please see attached Geotechnical Report prepared by Geospectrum Consultants, Inc., dated April 15, 2019, attached RS_Geotech_Report_190415_v1. Page 2 of 3 Proposed use of the property and scope of the proposed development: The proposal is to subdivide the project site into three single family lots and construct new single family dwelling. Access is proposed via a private access easement extending north from SE 176th Street, Tract B: EVA and Shared Access tract. For plats indicate the proposed number, net density and range of sizes (net lot area) of the new lots: Three lots at 1 lot per 12347.25 sf. lot 2: .207 ac; lot 3: .217 ac. Access: Proposed access is via private access easement extending north from SE 176th St. Proposed off-site improvements (i.e. installation of sidewalks, fire hydrants, sewer main, etc.): Landscaping and sidewalk in SE Petrovitsky Rd. Half street extension, curb/gutter, landscaping, sidewalk, sewer main extension, water main extension. Please see Site Improvement Plans. Total estimated construction cost and estimated fair market value of the proposed project: Separately attached: Cost Estimate and Land Valuation Estimated quantities and type of materials involved if any fill or excavation is proposed: Excavation = 3,368 cubic yards Fill = 2,438 cubic yards Type of Material = common barrow will be used for most graded areas due to a large portion of the existing soils on site being made up of undocumented fill, debris, and trash. Depending on selected methods of building construction given by the geotechnical engineer, structural fill may be required for the project.
