See also https://cutt.ly/RPH2BAR PROJECT DESCRIPTION: Three lot short plat. The applicant is requesting approval of a Preliminary Short Plat. Lot sizes range from 9,009 square feet (Lot 2) to 10,722 square feet (Lot 1). Two tracts are proposed. Tract A (6,148 sq. ft.) is for the purpose of tree preservation, and Tract B (1,770 sq. ft.) is for the purpose of emergency vehicle access. Associated site improvements include access improvements, landscaping and stormwater infrastructure. The subject property is 1.13 acres (49,389 square feet) and is located in the Residential Low Density Comprehensive Plan land use designation and the Residential - 4 (R-4) zoning classification. Vehicle access would be provided via a new public street extending from SE 176th St; emergency vehicle access (Tract B) would extend from 1 20th Ave SE. Tree retention requirements are proposed to be met through retention on Tract A. The City's mapping system does not indicate that there are critical areas on the site.
