Dear Mr. Touma:
The City has finished reviewing your proposed lot line adjustment and is now ready to
approve and send the final version for recording subject to the following changes:
1.' Note what was set at the new northeast and northwest corners of Parcel C.
It is suggested that the word original be prefixed to the titles "Parcel A" and
"Parcel B" in the legal descri• ptions.

Once the above corrections have been,made, please submit the original signed mylar,
and a check for$14.60 made out to CD&L to me at the sixth floor counter of City Hall.
Please verify that the mylar has been signed by all owners of record and that the mylar
has been notarized with an ink stamp(not embossed). The ink stamp must be legible
so that King.County will promptly record the lot line adjustment.

Dear Mr. Touma:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
1. • Please provide on the plan the address for each_of the lots. . •

2: Note the City of Renton land use action number-(LUA-99-149-LLA) and the city's
• land record number(LND-30-0198) on the drawing in the spaces provided. It -
would better if the type size used for the land record number were smaller than
-• that used for the land use action number. ;
3; Is it the intent of the lot line adjustment to aggregate Lot 6, Lot 3 and the westerly
portion of Lot 4,'all in Block 5, into a single new legal lot? As presented, that is'
what would occur. 'If this is`not what is intended, then Lot 6.needs to be noted as -
not being a part of the subject lot line adjustment.
4. There is a significant discrepancy between the distance given for the line running -
along Jones Rd NE versus the line running along Lincoln Ave NE.
5: . Note the distance between the calculated position of the center of Section 32-24
5 and City of Renton Mon#1834.
61 Note the ground floor square footage of the existing house and the setbacks of
the house from the proposed property lines.
7. What is represented by the dashed lines running north/south and east/west
through proposed Parcel A?

8: . The Plat Certificate indicates that there are three vested owners in the subject
properties:. All three will need to sign the lot line adjustment document. Provide
sufficient signature lines and notary blocks as needed. The two notary blocks
shown refer to"she" and "her," but there is only one woman signing the lot line
adjustment document.
9'. Directly above the legal description for"Parcel B" is a statement that does not "
appear to be complete ("ALL DISTANCES ARE CALCULATED EXCEPT").

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Comments for the Applicant:
Note the City of Renton land use action number(LUA-99-149-LLA) and the city's land record
number(LND-30-0198) on the drawing in the spaces provided. It would better if the type size used
for the land record number were smaller than that used for the land use action number.
Is it the intent of the lot line adjustment to aggregate Lot 6, Lot 3 and the westerly portion of Lot 4,
all in Block 5, into a single new legal lot? As presented,that is what would occur. If this is not what
is intended,then Lot 6 needs to be noted as not being a part of the subject lot line adjustment.

RE: Miller Lot Line Adjustment
PROJECT NARRATIVE
The applicant seeks approval to revise the location of a common
property line between two tracts of land described on the
attached legal description. There are two parcels that are
currently owned by Mr. Paul Miller and his wife described as Lots
3 and 6, Block 5 of C.D.Hillmans Lake Washington Garden of Eden
Division No. 7 and the other parcel is described as Lot 4, Block
5 of' above said Division No. 7, situated to the east of Lot 3 .
Lot 4 is owned by the Millers and Thomas E . Carpenter as his
separate estates . The new lot line is proposed between Lots 3 and
4 . This will provide a larger area to Mr. Miller.
The City of Renton designates the site with the SF zoning. The SF
zoning allows for a minimum lot size of 4500 square feet and a
maximum density of 8 units per acre . The setbacks allowed in the
SF zone are as follows : front yard setbacks, 15 feet; rear yard
setbacks, 15 feet, and side yards setbacks, 5 feet on all
interior lots, and 15 feet on corner lots . The City of Renton
Comprehensive Plan designates the site as Single-Family Residence
which is consistent with present zoning. The larger tract area is
measured at 75, 947 square feet and the smaller tract is measured
at 24, 734 sq. ft .
