Know all people by these presents that we, the undersigned owners
of interest in the land hereby subdivided, hereby declare this to
be the graphic representation of the subdivision made hereby, and
do hereby dedicate to the use of the public forever all streets and
avenues not shown as private hereon and dedicate the use thereof

public highway purposes, and also the right to make all necessary

assigns which may be occasioned by the establishment,
construction, or maintenance of roads and or drainage systems
within this subdivision other than claims resulting from
inadequate maintenance by the Gity of Renton,
Further, the undersigned owners of the land hereby subdivided,
agree for themselves, their heirs and assigns to indemnify and
hold the City of Renton, it's successors and assigns, harmless
from any damage, including any costs of defense, claimed by
persons within br without this subdivision to have been caused
by alterations of the ground surface, vegetation, drainage, or
surface or sup -surface water flows within this subdivision or
by establishment, construction or maintenance of there roads
within this subdivision, provided, this waiver and
indemnification shall not be construed as releasing the City
of Renton, it's successors or assigns, from liability for damages,
in clutling the cast of defense, resulting in whale or in part from
the negligence of the City of Renton, it's successors, or assigns.
This subdivision, dedication, waiver of claims agreement to hold
harmless is made with the free Consent and in accordance with the

Restrictions for Native Growth Protection
Areas/Sensitive Area Tracts and Buffers:
Dedication of a sensitive area tract/sensitive area and buffer conveys to
the public a beneficial interest in the land within the tract/sensitive area
and buffer. This interest sncludea the preservation of native vegetation
for all purposes that benefit the public health, safety and welfare, including
control of surface water antl erosion, maintenance of slope stability, and
protection of plant and animal habitat.
The sensitive area tract/sensitive area and puffer imposes upon all present
and future owners and occupiers of the ]and subject to the tract/sensitive
area and buffer the obligation, enforceable on behalf of the public by, the
City of Renton, to leave undisturbed all trees and other vegetation within
the tract/sensitive area and buffer. The vegetation within the tract/sensitive
area and buffer may not be cut, prune tl, covered by fill, remo vetl or damaged
without approval in writing from the City of Renton ❑apartment of
Development Services or its successor agency.
The common boundary between the tract/sensitive area and buffer and the
area of dave2opmeni: activity must be marked or otherwise flagged to the
satisfaction of the City of Renton prior to any clearing, grading, building
construction or other development activity on a lot subject to the sensitive
area tract/sensitive area and buffer, The required marking or flagging shall
remain in place until all development proposal activities in the vicinity of
the sensitive area are completed.
No building foundations are allowed beyond the required 15-toot building
setback line.
Access Easement:
Witnesseth that said for grantor(s), for valuable consideration, receipt of
which is hereby acknowledged, hereby grants and conveys an access easement
over, across, and upon the private drainage easements shown on the face of
this plat, per an engineering plan approved by the City, of Renton, a
Municipality Corporation of King County, for the project know, as

said sasement(a; for the purpose of observing and inspecting the facilities

Private Drainage Easement:
The drainage facilities located within the private easement
shown on the plat shall be owned, operated and maintained by
the homeowner's association created for this plat.
The City of Renton shall have the right to enter, said easements

the owners is/are negligent in the maintenance of the facilities.

Utility Easement Note:
A private easement is hereby reservedfar and granted to the

feet parallel with and adjoining the street frontage of all lots
and tracts and 5.00 feet parallel with and adjoining alleyways
and private drives .Further easements are reserved over private

Easements") adjacent to the 5-foot wide utility easement reserved
in the pr ace ding sentence as follows: the Vault Easement may occupy
up to an additional 5-feet in width (for a total width of 10 feet)
with the length of each Vault Easement extending 5 feet from each
