HomeMy WebLinkAboutPlan Review Comments PRE 12-012 ` DEPARTMENT OF COMMUNITY AND ECONOMIC DEVELOPMENT M E M O R A N D U M   DATE: February 15, 2012     TO: Vanessa Dolbee, Planner     FROM: Arneta Henninger, Plan Review     SUBJECT: Airport Taxiway B System Rehabilitation 300 Airport Way PRE 12-012      NOTE: The applicant is cautioned that information contained in this summary is preliminary and non-binding and may be subject to modification and/or concurrence by official city decision-makers. Review comments may also need to be revised based on site planning and other design changes required by City staff or made by the applicant. I have completed a preliminary review for the Airport Taxiway B system rehabilitation, located in Sect. 7 Twp. 23N, Rng 5 E. The following comments are based on the pre-application submittal made to the City of Renton by the applicant. Water If the applicant (Renton Airport) is planning to replace a portion of the existing water line along the east side of the runway as part of this project, then the new water line should be connected to an existing city water main located at the southeast corner of the site as shown on the attached map.  The size of the new line shall be 12-inch minimum and the new flush-type hydrants shall be connected to this new line. The new line cannot be connected to the existing line within the airport that is fed by the Boeing private fire system.  The airport property is within the city’s water service area and as such, any new water main extension, including hydrants, should be connected to the city’s water system as required by City Code for all development/redevelopment projects within the City’s water service area. This site is located in the City of Renton water service areas. The site is not located in the Aquifer Protection Zone. There is an existing 12” DI water main located on the Airport. See City of Renton drawing number W 3132. The site is located in the 196 water pressure zone. The static pressure is approximately 74 psi. Sanitary Sewer There is an existing 8”sanitary sewer main on the Airport site, on West Perimeter Rd. See City of Renton drawing S-1688. Storm Drainage There are existing 12” concrete storm drainage conveyance pipes and facilities on the east side of Taxiway B on the Airport site. A storm drainage report will be required. All storm drainage shall be in compliance with the City of Renton amendments to the 2009 King County Surface Water Drainage Manual. The project will need to show how the new addition and new paving will handle the storm runoff. Street Improvements Additional street improvements will not be required. Traffic Mitigation fees do not apply. General Comments All required utility, drainage, and street improvements will require separate plan submittals prepared according to City of Renton drafting standards by a licensed Civil Engineer. All plans shall be tied to a minimum of two of the City of Renton Horizontal and Vertical Control Network. Permit application must include an itemized cost estimate for these improvements. Half of the fee must be paid upon application for building and construction permits, and the remainder when the permits are issued. There may be additional fees for water service related expenses.
