The parcel is located at 19116 116th Ave SE, Renton. Parcel # 6198400161. The parcel now has an existing house that will be remain. The property is zoned R-8 which allows 8 units per acre. The resulting density is 6.67 units per acre. (See attached density worksheet) The minimum lot size allowed is 5000 square feet. The proposed lots are from 5,000 square feet to 8,000 square feet. Access to lots 2, 3 and 4 will be via a shared driveway with a maximum length of 200 feet. A 20 foot wide fire access will be provided to within 150 feet of the farthest house. Lot 5 is a pipe stem lot and the square footage of the pipe stem is not counted in the lot size. Water is available in 116th Ave SE. A fire hydrant is located to the north within 300 feet of the building pad on lot 4. Storm water from the house roofs will be infiltrated on site.
