HomeMy WebLinkAboutOn Hold Letter_Asian Restaurant Add_16-000230DenisLawIaApril21,2016Community&EconomicDevelopmentDepartmentC.E.”Chip”Vincent,AdministratorGengTanAtlasArchitectInternational5280HighlandDr.Bellevue,WA98006SUBJECT:“OnHold”NoticeAsianRestaurantAddition/LUA16-000230,ECF,SA-ADearMs.Tan:ThePlanningDivisionoftheCityofRentonacceptedtheabovemasterapplicationforreviewonApril5,2016.Duringourreview,staffhasdeterminedthatadditionalinformationisnecessaryinordertoproceedfurther.ThefollowinginformationwillneedtobesubmittedbeforeJuly19,2016sothatwemaycontinuethereviewoftheabovesubjectapplication:1.Thesubmitteddocumentsdonotprovidesufficientinformationtocompleteathoroughreviewoftheproject.TheCivilPlansandTechnicalInformationReport(TIR)shallfollowallrequirementsasoutlinedinSection2oftheCityofRentonAmendmentstothe2009KingCountyStormwaterDesignManual.Inordertoreviewthelanduseapplicationsubmittal,thefollowingminimumitemswillberequired:a.Acompleteoff-siteanalysisinaccordancewiththerequirementsforaLevel1AnalysisoutlinedinSection2oftheManual.b.AcompleteFlowControlandWaterQualityFacilityAnalysisasoutlinedinSection2oftheManual.ApplicantshallprovideflowratesfortheexistingsiteconditionsanddevelopedsiteconditionsasoutlinedintheManual.c.NotetherequirementsoutlinedintheManualfortheuseofpermeablepavement.TheareaofthesitetoutilizepermeablepavementcanbeappliedasacreditwhenmodelingthedevelopedsiteconditionsinordertoqualifyforexceptionsoutlinedinSection1.2oftheManual,butstillcountstowardsimpervioussurfaceareaRentonCityHall.1055SouthGradyWay.Renton,Washington98057rentonwa.gov andpollutiongeneratingimpervioussurfaceareaasitwillbesubjecttovehicularuse.d.TheexistingconveyancesystemshallbeanalyzedinaccordancewithSection1.2.4oftheManual.e.Theexistingconveyancesystemshallbedetailedontheplans,includingallcatchbasinandpipelocationsfromthepropertylines,pipesizes,slopesandinverts,whichwillalsoberequiredtocompletetheanalysisasnotedabove.f.Theplansshallincludedetailsandspecificationsofanypermeablepavementtobeused.•2.Amodificationofstreetfrontageimprovementmustberequestedforright-of-wayimprovementsthatdonotmatchcitystandards.•3.Thetrashenclosureislocatedwithinthe15-footsetbackandwillneedtoberelocated.Atthistime,yourprojecthasbeenplaced“onhold”pendingreceiptoftherequestedinformation.Pleasecontactmeat(425)430-6593ifyouhaveanyquestions.cc:WentianCan/Owner(s)ZoeMattson/Partyfies)ofRecordMatthewHerrera,AICPSeniorPlanner
